Your Committee on Planning, to which was referred Bill No. 1100
regarding the rezoning request of Lawrence Peebles, TMK: 8-1-12: 9,
reports as follows:
The purpose of this bill is to change the district classification
from a Multiple Residential - 1,500 square foot (RM-1.5 ) to a Village
Commercial - 10, 000 square foot (CV-10) zoned district at Keekee 1st,
South Kona, Hawaii .
The petitioner intends to convert the existing two-story residential
building on the subject property to a doctor ' s office. The subject
property is located approximately one mile from Kona Hospital, and
would conveniently serve the proposed doctor ' s office.
The requested zone change conforms to the General Plan Land Use
Pattern Allocation Guide (LUPAG) Map which designates the area for
Medium Density Urban Development. The subject property is situated
adjacent to existing commercial zoned lands. The rezoning would tend
to concentrate commercial development in the area, as well as
complement the General Plan' s policy of centralizing commercial
activities in already established commercial areas .
Your Committee on Planning is in accord with the intent and purpose
of Bill No. 1100 and recommends that it pass first reading.
