HomeMy WebLinkAboutREP PC 352 06/26/1984 1980-19847 . , 111 III • REPORT OF THE COMMITTEE ON PLANNING DATE: June 26, 1984 Re: Comm. 1645 TIME: 1:30 p.m. PLACE: County Councilroom, Hilo Chairman and Members Hawaii County Council Hilo, Hawaii Your Committee on Planning, to which was referred Bill No. 1103 regarding the rezoning request of Alice and John Spencer, TMK: 6-4-01:40(por . ) , reports as follows : The purpose of this bill is to change the district classification . from an Agricultural 5-acre (A-5a) to a Single Family Residential - 15 ,000 square foot (RS-15 ) zoned district at Puukapu Homesteads, 1st Series, Waimea, South Kohala, Hawaii . The petitioners intend to subdivide their 2. 3 acre property into four lots of 15,000, 15, 883, 17, 956, and 45, 695 square feet in sizes. The proposed lots will be conveyed to the petitioners ' heirs . Single family dwellings are proposed to be constructed on at least two of the lots. The requested zone change conforms to the General Plan Land Use q g Pattern Allocation Guide Map which designates the area for Low Density Urban Development. Such designation may provide for single-family residential uses at a maximum density of four units per acre. The proposed residential development is within the Low Density- Urban Development ' s density limit. The proposed Waikoloa Reservoir No. 3 was intended as the water source for this subdivision. As such, Condition .A of this bill conditioned the rezoning upon the awarding of a contract for the construction of the needed water improvements . However, a new water source is now available through the recent State Department of Health approval of the use of Haina Well. PC REPORT NO. 352 ADOPTED: JUL 3 1984 N1,2> a Ao.
