HomeMy WebLinkAboutREP PC 356 07/18/1984 1980-1984 411REPORT OF THE COMMITTEE ON PLANNING DATE: July 18, 1984 Re: Comm. 1655 TIME: 1:30 p.m. PLACE: County Councilroom, Hilo Chairman and Members Hawaii County Council Hilo, Hawaii Your Committee on Planning, to which was referred Bill No. 1106 regarding the rezoning request of Hilo Coast Processing Company, Inc. , TMK: 2-8-07 : portion of 53 . The purpose of this bill is to change the district classification of 13 .5_ acres from a Single Family Residential - 7,500 square foot (RS-7 .5 ) to a General Industrial - 5 acre (MG-5a) zoned district at Pepeekeo, South Hilo, Hawaii . The petitioner intends to use the subject property as an ethanol storage facility. The subject property is adjacent to the petitioner ' s existing sugar mill, on which an ethanol processing facility is proposed. The storage facility site involves about 15 ,000 square feet of land area. The remaining areas will be used for future expansion of the ethanol and molasses storage tanks and appurtenances, and also for industrial operational uses of the mill. The requested zone change conforms to the General Plan Land Use Pattern Allocation Guide (LUPAG) Map which designates the area for industrial use. Water is available through the petitioner ' sprivate water system. Cesspools are and will continue Y p to be used as a method of sewage disposal . Access to the property from the Hawaii Belt Road is via a private road which has minimum pavement. All other essential utilities and services are available to the area.
