Your Committee on Planning to which was referred Bill No. 1130
regarding the rezoning request of Marvin Roeder, Jr . et al. ,
TMK: 7-3-07 :34, reports as follows:
The purpose of this bill is to change the district
classification from an Agricultural 3-acre (A-3a) to a Single
Family Residential - 20 ,000 square foot (RS-20) zoned district
at Kohanaiki, North Kona, Hawaii .
The petitioner intends to subdivide the 2.27 acres to create
four lots consisting of three .5-acre lots and a .7-acre lot.
The petitioner proposes to construct a single family dwelling
on one of the lots .
This requested zone change conforms to the General Plan Land
Use Pattern Allocation Guide (LUPAG) Map which designates the
area for Alternate Urban Expansion (AUE) .
All essential utilities are or will be made available to the
property. Water is expected to be provided by the Department
of Water Supply ' s water exploration and development program
which has been initiated. Upon successful tappingof a water

source, a subsequent water development agreement is planned
with the issuance of water commitments to participating
developers .
