Your Committee on Planning to which was referred Bill No. 1135
regarding the rezoning request of Katsuya Yamada, TMK: 2-3-18: 13 ,
reports as follows:
The purpose of this bill is to change the district classification
from a Multiple Family Residential - 1 ,000 square foot (RM-1) to an
Office Commercial - 20,000 square foot (C0-20) zoned district at
Ponahawai , South Hilo, Hawaii .
The petitioner intends to construct a one-story, 2,400 square foot
office building to be used by various professional individuals . The
petitioner also intends to provide an 8-car parking area.
The requested change of zone conforms to the General Plan Land Use j
Pattern Allocation Guide (LUPAG) map which designates the area for
High Density Urban Development. Commercial uses are allowed in such
a designation.
The Downtown Hilo Redevelopment Plan, up for consideration by the
Council, suggests the area be used for Office Commercial use.
Similar Office Commercial uses occur in the neighboring properties .
As such, the granting of this rezoning would be in consonance with
the surrounding properties .
Your Committee on Planning is in accord with the intent and purpose
of Bill No. 1135 and recommends that it pass first reading.
