Your Committee on Planning, to which was referred Bill No . 645 ,
regarding the rezoning request of Orchid Gardens , Waiakea Homesteads ,
South Hilo , Hawaii , TMK: 2-4-65 :Portion of 2, reports as follows :
Bill No . 645 amends Section 25-114, Article 3, Chapter 25 of the
Hawaii County Code, by changing the district classification of
13 . 74 acres of land from Agricultural (A-10a ) to Single Family
Residential (RS-15 ) .
The applicant is seeking to simultaneously reclassify the State Land
Use and zoning designations of the subject property .
The applicant plans to develop a 35-lot residential subdivision
consisting of 15 ,000 square foot lots . The applicant stated that he
does not have any plans to build dwelling units on the lots , which
will sell for approximately $35 ,000 each .
The General Plan designates the property for Orchard use and
Alternate Urban Expansion . Water and other essential utilities and
services are readily available to the property.
Your Committee on Planning is in accord with the intent and purpose
of Bill No . 645 and recommends that it pass first reading .
