Your Committee on Planning, to which was referred Bill No . 644 ,
regarding the rezoning request of, Gerald Kodama , Waiakea Homesteads ,
South Hilo , Hawaii , TMK: 2-4-37: 5 & 8 , reports as follows :
Bill No . 644 amends Section 25-114, Article 3, Chapter 25 of the
Hawaii County Code , by changing the district classification of
2.95 acres of land from Agricultural (A-3a ) to Single Family
Residential (RS-10 ) .
The subject property is located in Waiakea Uka . The applicant plans
to develop the property into a 7-lot residential subdivision . The
lot sizes will range from 10 ,839 to 25,071 square feet . According to
the applicant , rental units will be built on the property at a later
date .
The General Plan designates the property for Low Density Urban use .
Such a designation may allow residential uses at a maximum density of
four units per acre .
The applicant has secured a water commitment from the Department of
Water Supply . All essential utilities and services are available to
the property.
Your Committee on Planning is in accord with the intent and purpose
of Bill No . 644 and recommends that :.ss first reading .
