HomeMy WebLinkAboutREP PC 360 08/16/1988 1984-1988 =b 13. 410 REPORT OF THE410 OMTTtt ON PLANNING DATE: August 16 , 1988 Re: Comm. 1748 PLACE : Councilroom TIME: 1 : 30 p.m. Chairman and Members Hawaii County Council Hilo, Hawaii 96720 Your Committee on Planning, to which was referred Bill No . 616, regarding the rezoning request of Roy Ring, Kailua Village, Kona, Hawaii , TMK : 7-5-18 :41, reports as follows Bill No . 616 amends Section 25-89, Article 3, Chapter 25 of the Hawaii County Code, by changing the district classification of 19,520 square feet of land from Double Family Residential to Village Commercial. The subject property was issued an interim zoning variance in August 1965 for the establishment of an office and retail building . There are presently two buildings on the property. One building is a two-story structure which contains approximately 3, 392 square feet on the first floor and 1,168 square feet on the second floor . The second building is a single-story structure containing approximately 2, 886 square feet. The property also contains approximately 21 off-street parking stalls . According to the Planning Department, an adjacent property was recently granted a Special Management Area Use Permit to construct a medical office building. A condition to the use permit is that curbs, gutters and sidewalks be installed . Bill 616 also requires the installation of these improvements along the frontage of the property. According to the applicant, there are no immediate plans for further development of the property . The Planning Department has stated that the change of zone will legitimize the existing commercial uses and allow other uses permitted under the Village Commercial zone category . The General Plan designates the property for Medium Density Urban use . Water and all necessary services and utilities are readily available to the property.
