Your Committee on Planning, to which was referred Bill No. 456 ,
regarding the rezoning request of Nira Kurihara, Waiakea Homesteads ,
South Hilo, Hawaii , TMK: 2-14-14:8, reports as follows :
Bill No. 456 amends Section 25-114, Article 3, Chapter 25 of the
Hawaii County Code, by changing the district classification of
42,624 square feet of land from Single Family Residential -
15 ,000 square foot (RS-15 ) to Single Family Residential •
-
10 ,000 square foot °(RS-10) .
In 1973 , the Planning Commission granted the applicant a density
variance to construct a third dwelling on the subject property. The
applicant plans to subdivide the property into three lots to
accommodate the three existing dwellings .
The applicant will continue to reside on one of the lots , while the
remaining lots will be conveyed to family members .
The General Plan designates the property for Low Density Urban
Development . Such a designation may allow residential uses at a
maximum density of four units per acre.
Water and other essential utilities and services are available to the
property.
Your Committee on Planning is in accord with the intent and purpose
of Bill No. 456 and recommends that it pass first reading.
