Your Committee on .Planning, to which was referred Bill No. 455 ,
regarding the rezoning request of Railroad Avenue Partners, Waiakea,
South Hilo, Hawaii , TMK: 2-1-12 :26 , reports as follows :
Bill No. 455 amends Section 25-114, Article 3, Chapter 25 of the
Hawaii County Code by changing the district classification of
approximately 4.49 acres of land from General Industrial - 1 acre
(MG-la) to Limited Industrial - 1 acre (ML-la) .
The applicant leases the subject property from the State of Hawaii .
The State has authorized the applicant to submit the change of zone
request .
The subject property was formerly occupied by Hawaiian Equipment Co.
Warehouse and other buildings still exist on the property. The
applicant plans to develop the property and improvements into Limited
Industrial leasehold condominium.
The warehouse and larger buildings will be renovated and divided into
smaller bays or units and sold on a leasehold basis .
The General Plan designates the property for Industrial uses . Water
and other essential utilities and services are readily available to
the property.
Your Committee on Planning is in accord with the intent and purpose
of Bill No. 455 and recommends that it pass first reading.
