Your Committee on Planning, to which was referred Bill No. 295,
regarding the rezoning request of Koreaki Iwashita, Waiakea,
South Hilo, Hawaii , TMK: 2-2-21:14, reports as follows:
Bill No. 295 amends Section 25-114, Article 3, Chapter 25 of the
Hawaii CountyCode, bychanging the district classification of

approximately 20, 365 square feet of land from Single Family
Residential - 10,000 square foot (RS-10) to Office Commercial -
20,000 square foot (CO-20) .
The subject property is located on Mohouli Street, approximately
midway between Kilauea Avenue and Kinoole Street . A two-and-one-half
story residential structure exists on the subject property. The
applicant plans to convert the building into commercial office spaces .
The applicant has stated there will be no addition to the height of
the building nor expansion of its size. Work on the building will be
limited to minor renovation to its interior .
The General Plan designates the property for High Density Urban
uses . Such a designation may allow office commercial uses . The Hilo
Community Development Plan suggests Multiple Residential -
4,000 square foot (RM-4) zoning for the property.
Water and other essential utilities and services are readily
available to the property.
Your Committee on Planning is in accord with the intent and purpose
of Bill 295 and recommends that it pass first reading .
