HomeMy WebLinkAboutREP PC 148 09/08/1986 1984-1988 REPORT OF THE COMMITTEE ON PLANNING DATE: September 8, 1986 Re: /Comm. 738 PLACE: Kahilu Town Hall, Waimea TIME: 11 a.m. Chairman and Members Hawaii County Council Hilo, Hawaii 96720 Your Committee on Planning, to which was referred Bill No. 240, regarding the rezoning request of Lynn Nagata, Waiakea Homesteads, South Hilo, TMK: 2-4-19:6, reports as follows: Bill No. 240 amends Section 25-114 (City of Hilo Zone Map ) , Article 3, Chapter 25 of the Hawaii County Code, by changing the district classification of approximately 39,960 square feet of land from Single Family Residential (RS-15 ) to Single Family Residential (RS-10) . The property involved is located on Iwalani Street and is adjacent to the Hilo Municipal Golf Course. The petitioner plans to subdivide the property into three lots of 11,474, 11,059 and 17,427 square feet. A residential dwelling exists on the largest proposed lot. The petitioner plans to keep the house and lot and sell the remaining two lots.. The Department of Public Works is recommending denial of this application for the following reasons : 1 . Each parcel of this application will be eligible for an • Ghana Dwelling 2 . Approval of this application could establish a precedence for future zoning applications involving lots on Iwalani and Pohakulani Streets . 3. Iwalani and Pohakulani Streets do not have adequate drainage and pedestrian facilities to support an increase in density. The Planning Commission does not appear to share the concerns of the Department of Public Works. The commission stated that "while the concerns expressed by the Department of Public Works are legitimate, even if zoned Single Family Residential - 10,000 square feet (RS-10) , the majority of the lots along this section of Iwalani Street (between Kawailani Street and Hahai Street ) cannot be further subdivided.
