Your Committee on Planning, to which was referred Bill No. 202,
regarding the rezoning request of Kealakekua Ranch, Ltd. , Kealakekua,
South Kona, TMK: 8-22-15 : Parcel 28 & portion of Parcel 27, reports
as follows:
The purpose of this bill is to amend Section 25-88, Article 3 ,
Chapter 25 of the Hawaii County Code, by changing the district
classification of approximately 6 .4 acres of land from Single Family
Residential (RS-10) to Single Family Residential (RS-7 .5) .
The property under consideration was rezoned from RS-10 to Multiple
Residential - 7,000 square foot (RM-7 ) in March, 1975 . In May, 1979,
the property was rezoned back to RS-10 at the request of the
applicant .
The applicant now intends to subdivide the property into 29 lots ,
ranging in size from 7 ,500 to 9,000 square feet .
The property is located in close proximity to shopping and other
public and private services . All essential utilities, including
water, can be made immediately available to the property.
The General Plan designates the property for Medium Density Urban
Development. Such a designation may allow single family residential
uses at a maximum density of 5 .8 units per acre (7 ,500 square foot
lots ) .

The Kona Regional Plan designates the property for Village Commercial
and Single Family Residential uses .
Your Committee on Planning is in accord with the intent and purpose
of Bill No. 202 and recommends that it pass first reading.
