HomeMy WebLinkAboutREP PC 105 04/15/1986 1984-1988 - 111 REPORT OF THE410 COMMITTEE ON PLANNING DATE: April 15 , 1986 Re: Comm. 496 PLACE: Kona Surf Hotel , Keauhou TIME: 2 : 25 p.m. Chairman and Members Hawaii County Council Hilo, Hawaii 96720 Your Committee on Planning, to which was referred Bill No . 160 , regarding the rezoning request of William Brilhante , Waiakea , South Hilo, Hawaii , TMK: 2-2-24 :13 , reports as follows: The purpose of this bill is to change the district classification of a 22, 270 square foot parcel of land from an Office Commercial - 20 ,000 square foot (C0-20 ) to a General Commercial - 20 ,000 square foot (CG-20 ) zoned district . The property is located on the mauka side of Kilauea Avenue , near the Kilauea Avenue-Lono Street intersection . In February of 1983 , at the request of the applicant , the property was rezoned from a Single Family - 10 ,000 square foot (RS-10 ) to the current CO-20 zoned district . The applicant had intended to construct an office building . This change of zone is necessary since the applicant now intends to construct a building for retail and office uses -- not limited to office use . Initial plans call for the construction of a 2 ,300 square foot building in the front portion of the property. Another building will be constructed in the rear of the property as part of the second increment of the development . There is an existing single family dwelling on the property which the applicant intends to renovate for either continued single family use or commercial use. The General Plan designates the property for High Density Urban use . Such a designation may allow general commercial uses . The surrounding land uses include commercial activities , the Latter Day Saints Church , single family dwellings , and the Tree Nursery. The closest General Commercial zoned land is situated one lot away. The Hilo Shopping Center complex is approximately 400 feet north of the property.
