HomeMy WebLinkAboutREP PC 066 01/25/1985 1984-1988 erg • REPORT OF THE 111 COMMITTEE ON PLANNING Date: November 25 , 1985 Re: 'Comm. 344 Place: Councilroom Time: 1:30 p.m. Chairman and Members Hawaii County Council Hilo, Hawaii 96720 Your Committee on Planning, to which was referred Bill No. 104, regarding the rezoning request of Frame 10 Limited Partnership, Lanihau 1st, North Kona, Hawaii , TMK: 7-5-04:19, reports as follows: Bill No . 104 passed first reading of the Hawaii County Council on November 20, 1985 . The purpose of this bill is to rezone approximately 2.48 acres of land from Agricultural 1-acre (A-la ) to General Commercial - 20,000 square feet (CG-20) . The property is located on the makai side of the Queen Kaahumanu Highway extension, approximately 275 feet south of the Palani Road-Queen Kaahumanu Highway intersection . The property is owned by Mr . John Rapoza, who is leasing the parcel to Robert Carlsmith, Tommy Ishimaru and Ed Hedeman , who in turn are subleasing the property to Frame 10, a Hawaii Limited Partnership. The Managing General Partner of Frame 10 is WLW Development Methods , Inc. The rezoning application was signed by William Wong, president of WLW Development Methods, Inc . The applicant plans to construct a 24-lane bowling alley on the first floor level of a two-story structure . General office spaces will occupy the second story level . A future 10-lane addition is planned. A separate medical building will be constructed at a later date . The rezoning request and the planned uses conform to the General Plan Map which designates the property for High Density Urban Development. Such a designation may allow commercial uses as those planned by Frame 10 . The Kailua Village Design Plan and the Kona Regional Plan suggest general commercial uses for the area. The property is designated as an Urban District by the State Land Use Commission.
