Your Committee on Planning, to which was referred Bill No . 70
regarding the rezoning request of Henry Rezentes, Kaumana ,
TMK: 2-5-40 : 1 , reports as follows:
The purpose of this bill is to rezone approximately 23 ,727 square
feet of land from a Single Family Residential - 15 ,000 square foot
(RS-15 ) to a Single Family Residential - 10 ,000 square foot (RS-10 )
zoned district . The property is located along the southwest side of
Kaumana Drive , approximately 1 ,100 square feet below Kaumana Cave .
The petitioner plans to subdivide the property into two lots ,
consisting of 10 ,000 square feet and 13 ,727 square feet .
Currently, there are three single family dwellings on the property.
Upon subdivision of the property, one house will be on the
10 ,000 square foot lot and the remaining two on the 13 ,727 square
foot lot .
The two houses on the 13,727 square foot lot will be structurally
joined to form one house . The petitioner plans to live in this house
and sell the 10 ,000 square foot lot.
The requested zone change conforms to the General Plan Land Use
Pattern Allocation Guide Map which designates the property for Low
Density Urban Development . Such a designation permits residential
uses at a maximum density of four units per acre .
Your Committee on Planning is in accord with the intent and purpose
of Bill No . 70 and recommends that it pass first reading.
