Your Committee on Planning, to which, was referred Bill No. 65
regarding the rezoning request of Mr . & Mrs . Claudio Icari ,
Kukuau 2nd, South Hilo,, TMK: 2-5-51:5, reports as follows:
The purpose of this bill is to rezone a 38,305 square foot parcel
from Agriculture 20-acre (A-20a ) to Single Family Residential
10 ,000 square foot (RS-10) --
The RS-10 designation will enable the applicants to subdividethe
property into three residential lots . One lot will contain their
residence. They will retain this lot and convey the remaining two
lots to their two children.
The subject property is located in Kaumana, adjacent to the Hilo
Country Club Estates Subdivision.
The rezoning request conforms to the General Plan Land Use Pattern
Allocation Guide (LUPAG) Map which designates the property for low
density urban development . Such a designation may allow residential
uses at a maximum density of four unitsP er acre .
The majority of lots in the immediate neighborhood are 10,000 and
7 ,500 squarefeetin size .
Your Committee on Planning is in accord with the intent and purpose
of Bill No . 65 and recommends that it pass first reading.
