Your Committee on Planning to which was referred Bill No . 18
regarding the rezoning request of H. Matt and Howard E. Kent ,
Waiakea House Lots , South Hilo, TMK: 2-2-50 :Portion of parcel 2 ,
reports as follows :
The purpose of this bill is to change the district classification of
an 11 ,250 square foot property from a Single Family Residential -
10 ,000 square foot (RS-10 ) to a Limited Industrial - 20 ,000 square
foot (ML-20 ) zoned district at Waiakea House Lots , South Hilo. The
area involved is located approximately 110 feet east of the
Manono Street-Kawili Street intersection, Waiakea House Lots .
The property is a portion of a 22 ,500 square foot property. The
remainder of the property, consisting of 11 ,250 square feet, was
included in a rezoning application filed by Kenneth Tanouye along
with another lot identified as TMK: 2-2-50 : 3 . Mr . Tanouye 's request
has been given favorable consideration by this County Council . This
portion has been sold to the petitioners .
The petitioners intend to construct a 9 ,000 square foot warehouse
with five separate sections on the entire 22 ,500 square foot
property . The building will provide space for Matt °s Appliance and
other rentable space for other industrial uses .
Elements essential to industrial activities include proximity to
general population or a commercial area and transportation
facilities . The subject property is in the immediate vicinity of the
Kanoelehua Industrial area which is conveniently located in close
proximity to Kuhio Wharf and General Lyman Field. The proposed
zoning would complement the industrial activities of
Kanoelehua Industrial area as well as represent an extension of this
area .
The requested change conforms to the General Plan Land Use Pattern
Allocation Guide (LUPAG) Map which designates the area for
Industrial Uses . The requested industrial zoning will complement
the appropriate goals , policies and standards of the General Plan .
