Your Committee on Planning to which was referred Bill No. 2 regarding
the rezoning request of Kamehameha Investment Corporation ,
TMK: 7-8-10 :Por . 30 , 50, 51, 77 , 79 , 82 and 84, reports as follows:
The purpose of this bill is to change the district classification of
20 . 9 acres . These changes include Single Family Residential (RS-
15 )
to Unplanned (U) and Open (0) ; Multiple Family Residential (RM-3 ) to
Open (0) ; Multiple Family Residential (RM-3. 5 ) to Unplanned (U) ;
Multiple Family Residential (RM-5 .5 ) to Open (0) ; Unplanned (U) to
Multiple Family Residential (RM-3. 5 ) and Open (0) ; and from Open (0)
to Unplanned (U) at Kahaluu, Keauhou 1 and 2, North Kona, Hawaii .
The zone changes are intended to reflect the development ' s existing
site conditions and to modify and reconfigure some of the existing
zoning districts based on further refinement of the petitioner 's
present and long-range development plans. These thirteen remnant
areas resulting from the road realignment and golf course
configuration, are to be rezoned as follows :

Rezoning areas 1 through 5 will require readjustment to the existing
zoning boundary to make them consistent with the subdivision lines
for the final alignment of the mauka collector roadway. Rezoning
areas 6 through 13 will require readjustment to the existing zoning
boundaries of the future fourth nine holes of the Keauhou Golf Course .

The requested zone changes conform to the General Plan which
as a self-contained major the Keauhou at Kona lands resort
destination area. The petitioner intends to develop such a resort
destination area in accordance with the goals , policies , and
standards set forth in the General Plan, as well as the conditions of
approval outlined in the previously approved change of zone ordinance
(Ordinance No. 820 ) .
Your Committee on Planning is in accord with the intent and purpose
of Bill No. 2 and recommends that it pass first reading .
