I am a Big Island resident for over 40 years, a small business owner and farmer. I love our island. I have also hosted a vacation rental on property next door to our residence. I would like to weigh in on this issue. I believe bill 108 should include some language to limit the number of bedrooms, so as to not increase the density of a given area. If house/condo/dwelling is to be used as a vacation rental, it may not be renovated as to add additional bedrooms. Keaukaha, of which I am most familiar with, is a perfect example of what I am referring to. Small homes have been renovated into vacation complexes with multiple units or "mc mansions". These dwellings are not appropriate or welcome in this neighborhood. It will and is completely changing the character of this low-key, non-resort, locally used beach community. Keep the density the same.... For more reasons as well...the impact on County resources, road maintenance, sewage, water resources, etc. are all basic reasons for keeping the density stable. I must also add, I had far less damage to our rental house with vacation renters,than I ever did with long-term renters, and I grossed about the same annually.
