For years our community was active in supporting legislation to change zoning codes to more sustainable coding for a tropical climate such as ours. In 2014 we were almost were successful in passing SB2274 RELATING TO SUSTAINABLE LIVING after years of work. My business was Hedonisia Hawaii Eco-Community. We specialized in eco-tourism offering sustainable vacations in Hawaii. In 2018 our community was destroyed in the Kilauea eruption. We want to rebuild but know already that we will face an uphill battle for zoning small sustainable communities such as ours. The current legislation strongly favors those with money and political connections. As well, the UBC(Uniform Building Code) is designed for mainland housing and is completely unnecessary for tropical Hawaii. It forces expensive and unneeded construction. Community living is much more sustainable but under current zoning is illegal. Eco Friendly community oriented businesses are often deemed illegal because of zoning laws. Mixed use zoning in Ag zones supporting eco friendly businesses and communities would be a boon to Hawaii and allow us to maintain much of our natural beauty. Broader use of Agricultural lands that support eco friendly development would be a job creator. People want to create but zoning laws often stifle creativity. The government was happy to take our taxation income and then use it to prosecute us for 'zoning violations' even though our business offered one of the most affordable and sustainable eco-tourist community programs in the state of Hawaii.
