The Planning Commission held a public hearing on January 20, 1972 on the
application of HILO COAST PROCESSING COMPANY for a use permit in accordance with
Section 37, Ordinance No. 63 of the Revised Ordinances of the County of Hawaii
1967, as amended, more specifically, to allow the construction of a boiler
building within a single-family residential (RS -7.5) zoned district. Said
construction is part of the Pepeekeo Sugar Mill complex, Pepeekeo, South Hilo,
Hawaii, Tax Map Key 2-8-07:1.
The Commission finds:
The construction and specific location of the subject building is essential
in the overall development of the mill complex in order that said complex
would comply with required State and Federal air and water pollution
regulations.
Therefore, the Commission hereby grants to the applicant a use permit to
allow the construction of a boiler building within a single-family residential
(RS -7.5) zone district pursuant to the authority vested in it by Section 37 of
said Ordinance on the conditions that:
1. Construction begin within one year of date of approval or the subject
use permit shall be deemed null and void.
2. All other applicable ordinances, regulations, etc. be complied with and
that construction substantially conform to the drawings as submitted
with the application.
3. A rezoning application be submitted within 6 months of the date of the
granting of the use permit to incorporate the subject building within a
general industrial (MG) zoned district or said permit shall be deemed
null and void.
The effective date of this permit shall be from January 20, 1972.
