I was asked by the owners to come on board the project as the Architect of Record to see it through the permit and construction phases. Since I have specialized in hotel design for over twenty-five years, I was also asked to review the previous design that was submitted for functional purposes and the architectural style. On a personal note, I am familiar with the Big Island since my wife grew up near Hilo and we visit friends and family often. DUD r-1� PL"A ;., ; _ '? In the Site Plan and other plan views, the building configuration has significantly changed. The west (lobby section) is relatively the same, however, the eastern section has been stretched out to open up the hotel entrance and allow access for more vehicles as well as buses. In the previous design, a bus could not maneuver onto to the site, pick up passengers at the entrance, and then exit the site. The drive loop at the entrance is now wide enough for three lanes of one-way traffic to allow for vehicles to continue past a waiting bus and other unloading vehicles. The drive loop also creates a nice landscaped area near the entrance. Access for fire -trucks, which require a minimum inside turning radius of thirty feet, has been added. This ensures that garbage trucks have access to the dumpster and buses can maneuver to and from the bus parking area. The topography is revised to allow for pedestrian access from the parking lot directly to the main entrance. This includes handicap access, which meets ADA requirements. Also, the slopes of the drives are revised to ensure that vehicles will not bottom out at the upper and lower slope transitions and provide clear visibility, particularly near the entrance. The revised topography allows for more usable space at the main floor level and requires significantly less fill than the previous design. Note that even though there is additional public space and a few additional guestrooms, the building footprint covers relatively the same area as before. This eliminates a large blank wall that would have been below the main floor to grade on the north side of the east section. With respect to the exterior design, by modeling the building in 3D and creating photo - realistic renderings, it allows us to see the final completed product as realistically as possible. The lower pitched sections of the "Makai" style roof elements in the previous design could not be seen from the downhill side and when viewed from eye level. The revised dormer roofs elements are now visible from the lower view angles and maintain a residential/hotel appearance while maintaining the Hawaiian style. The boxed -out vertical chimney -like features on the exterior of the previous design were to accommodate the HVAC system for the guestrooms, suggesting a more a more contemporary approach. We determined the HVAC system could fit within the guestrooms and these vertical features were eliminated. Also, columns replaced more contemporary solid walls at the sides of the decks off the guestrooms on the pool side, as well as at dormers at other sides of the building. A canopy is added to provide a sense of an entrance, along with elements such as palm tree medallions to add more of a Hawaiian flavor. More glass area is added on the entry side and the pool side of the lobby for a better connection from the lobby to the exterior, Although shingle siding is an approved material, it is not as commonly found on the island as the lap, board -and -batten, and panel siding shown on the new design. Lava - rock stone veneer is still utilized, yet in a ledgestone style and not in the large massing previously shown on the stair towers. The colors are within the same families that were approved for the previous design, and still provide contrast which, along with the various siding types, breaks up the massing and scale of the building. Exterior wall lights shown are to provide streams of light extending a few feet up and down on the walls and does not project out to cause off-site light pollution. There will be additional lighting as required at entrances. The infinity pool is close to the same size as before, but more deck area is added along with planters terracing down the slope to avoid the appearance of a tall wall at the edge of the pool and deck. As mentioned previously, the 3D modeling and photo -realistic renderings provide the best realistic images to visualize the new design. And though the colors shown are actual colors from Sherwin-Williams, there may be some color shifts depending on the printers and paper used.
