BKahananuiSLUREZ.EC.12.21.21 <br /> COUNTY OF HAWAI`I PLANNING DEPARTMENT <br /> BACKGROUND REPORT <br /> AARON NUOLA KAHANANUI <br /> STATE LAND USE DISTRICT BOUNDARY AMENDMENT APPLICATION <br /> (PL-SLU-2021-000002) <br /> CHANGE OF ZONE APPLICATION (PL-REZ-2021-000011) <br /> AARON NUOLA KAHANANUI has submitted applications for a State Land Use Boundary <br /> Amendment from Agricultural to Urban for .992 acres of land and a Change of Zone from an <br /> Agricultural-1 acre (A-la) zoning district to a Single-Family Residential 15,000 square feet(RS- <br /> 15) zoning district for .992 acres of land. The subject property is located at 73-4413 Hawaii Belt <br /> Road, approximately 100 feet southeast of its intersection with Kalaoa Street, `O`oma <br /> Homesteads, North Kona, Hawaii, TMK: (3) 7-3-017:024. <br /> PROPOSED ACTION <br /> 1. Applicants' Request: 1) A State Land Use Boundary Amendment from Agricultural to <br /> Urban for .992 acres of land; and 2) a Change of Zone from an Agricultural-1 acre <br /> (A-la) zoning district to a Single-Family Residential-15,000 square feet(RS-15) zoning <br /> district for .992 acres of land. The RS-15 zoning district with a minimum lot size of <br /> 15,000 square feet, would allow a maximum density of two (2) lots. The Single-Family <br /> Residential zoning district provides for lower or low and medium density residential use, <br /> for urban and suburban family life. Requirements for establishing a land use in the RS <br /> district, including a list of the variety of permitted uses, are shown in Section 25-5-1 to <br /> 25-5-8 of the Zoning Code. (Planning Department Exhibit 1 -Zoning Code <br /> Requirements for Single-Family Residential Districts) <br /> 2. Objectives of the Requests: If the requested land use entitlement changes are approved, <br /> the applicant proposes to subdivide the property into a total of two (2) lots, with a <br /> minimum lot size of 15,000 square feet each, consisting of one (1) existing single-family <br /> dwelling and supporting infrastructure on each lot, and is intended to allow independent <br /> ownership of the two (2) dwellings. <br /> 3. Construction Timetable and Cost: According to the applicant, a subdivision application <br /> would be filed immediately after the granting of the Change of Zone and State Land Use <br />
