Hi Maija and Alex,
I'm confused see attached. The permit on Epic for lot 19. This is of June 16, 2022. Are you saying this is a construction of
3,359 sq ft.? But, what Alex sent was of 2019. And the current owner purchased this land in 2021.
Also, this lot is within the Historic District of Kahalu'u . Why was it exempt from HRS 343-5? Lot 19 had no archeological
monitoring. Why were they allowed to grub and grade with no permit required?
Also, at the hearing you mentioned they was a log in January of this permit. Can you please forward this.

• SAA-19-001696 was approved on December 17, 2019, by Director Yee for the construction of a 3,359 sq. ft.
single family residence and related improvements.
• Pursuant to Planning Commission Rule 9-4(e)(2) Development does not include the construction of a single-
family residence that is under 7500 sq. ft. therefore a SAA is appropriate. No SMA Major would be required,
and as such, there is no requirement to contact adjacent landowners.
• Condition 4 of this approval states: The applicantshall conduct archeological monitoring for identification
purposes during all ground disturbance activities. An archeological monitoring plan meeting the requirements
of HAR 13-279-4 shall be submitted to the SHPD for review and acceptance prior to project initiation.

There were no special conditions listed for this approval.
Valuation for both parcels' development totaled $630,000 ($315,000 per parcel, therefore under the $500,000
threshold).
SMA-16-000063
A SMA Major permit was applied for which included P. 13 and 378010004 — the request was for a 306-unit multi -family
residential development.
It appears you already know about this case as there is a plethora of correspondence between the Planning Dept. and
yourself— including a lengthy contested case process. As you already know, this project never received final approval as
it was withdrawn.
