LEEWARD PLANNING COMMISSION
COUNTY OF HAWAIÒI
MINUTES
OCTOBER 16, 2009
The Leeward Planning Commission met in regular session at 9:43 a.m. in the Waikoloa Beach
Marriott Hotel, AliÒi III Room, 69-275 Waikoloa Drive, Waikoloa, HawaiÒi, with Chairman
Rodney Watanabe presiding.

The Chair introduced the Commissioners and staff to members of the public.
The Commission took up the following item at 9:43 a.m. with three people from the public in
attendance.
APPLICANT: PUAKO BAY INVESTORS, LLC (SMA 07-16)
Amendment to condition no. 2 (secure water commitment) and relat
Management Area Use Permit No. 07-16 which allowed the developme
subdivision and related improvements. The property is located on the makai side of Puak
Beach Drive, adjacent to and east of the Puak boat ramp, Lalamilo, South Kohala, HawaiÒi,
TMK: 6-9-2:1 and 2

The Commission took up the following item at 10:00 a.m. with four people from the public in
attendance.
INITIATOR: PLANNING DIRECTOR
Amendment to Chapter 25 (Zoning Code), HawaiÒi County Code 1983 (2005 Edition, as
amended) allowing solar energy facilities within the CountyÓs Agricultural zoned district
provided that the property is within the Land Study BureauÓs class D or E soils category.

The Commission took up the following item at 10:05 a.m. with four people from the public in
attendance.
APPLICANT: PARKER SCHOOL (USE 05-001)
Amendment to Use Permit No. 05-001 to allow the expansion of the Parker School complex to
14.32 acres situated within the Agricultural 1-acre (A-1a) and Single-Family Residential 7,500
square feet (RS-7.5) zoned district. The amendment is to allow the expansion of the school
facilities which would include the construction of a new gymnasium, athletic fields, a new
middle school complex and educational use of an existing warehouse structure. The property is
located between KapiÒolani Street and Waikoloa Stream, Waimea, South Kohala, HawaiÒi,
TMK: 6-5-4:25, 26, 28 and 63.

MINUTES Î At 10:21 a.m. the Commission took up the minutes of the September 18, 2009,
meeting. It was moved by Commissioner Iokepa and seconded by Commissioner Beaudet that
the minutes be approved as submitted. Motion was unanimously carried by a voice vote of all
Commissioners in attendance.
ADMINISTRATIVE MATTERS Î There was nothing taken up under Administrative Matters.
ANNOUNCEMENTS Î There were no announcements.
ADJOURNMENT Î There being no further business, the Chair adjourned the meeting at
10:27 a.m.
