KONA BAY ESTATES SUBDIVISION KAILUA-KONA APPLICANT: DALE LAURANCE (SSV 04-001) Site visitation on an application for a Shoreline Setback Variance to allow the construction of a swimming pool with a shoreline setback of five (5) feet in lieu of the minimum requirementof twenty (20) feet. The property is situatedalong the south (makai) side of the Kona Bay Estates privatesubdivisionroad,KonaBayEstatesSubdivision,Kailua-Kona,Hawaii,TMK:7-5-5:37. ThePlanningCommissionersmetontheprivateroadfrontingtheLaurancepropertyintheKona Bay Estates Subdivision. The Commission then proceeded to the back of the house where the proposedpoolwouldbelocated.Mr.DarroworientedtheCommissionandpublicofthesubject and surrounding properties on the location map and site plan and where the present shoreline setbackislocatedinrelationtowheretherequestedshorelinesetbackwouldbelocated. Mr. Darrow also indicated where the public access walkway is located. rd The Commission then continued to the 3 floor of the house to get a better view of where the propertyisinrespecttotheshorelineandtheotherproperties. 1 The Commission then headed back downstairs and outside to the front of the property where they viewed the ungated public entrance to the subdivision and then walked down the public access walkway adjacent to the applicant€s property to the shoreline. The Commissioners congregated at theend of the public access walkway near the shoreline then proceeded south on the rock wall easement passing several neighboring properties to view the relationship of the wall to the location of the other houses and pools. The site inspection concluded at 9:35 a.m. SMA 04-008The Commission took this item up at 10:00 a.m. with STEVE HOLMESapproximately 17 people from the public in attendance. KAHALUU BEACH LOTS NORTH KONA APPLICANT: STEVE HOLMES Action on the application for a Special Management Area (SMA) Use Permit to allow the conversion of a single family dwelling into a 3-unit multiplefamily residential structure and related improvements. The 5,419-square foot property is located 230 feet east (mauka) of Alii Drive and Kahaluu Beach Park, Kahaluu Beach Lots, North Kona, Hawaii, TMK: 7-8-14:41. KONA SEAVIEW LOTS SUBDIVISION NORTH KONA APPLICANT: ROD IMMING (SMA 03-019) Continued hearing, including discussions on the HearingOfficerŠs proposed Findings of Fact, Conclusions of Law, and Recommendations, and any exceptions and/or oral arguments of the parties, on the application for a Special Management Area (SMA) Use Permitto allow the development of fourteen (14) condominium units within two 3-storybuildings and a 2-story building, and related improvements.
