Application for a Speciat Permit to legitimize the operation of a vouch gymnastic and
sports fitness facility and related improvements on an approximately 2.3-acre portion of a
Larger 23.738-acre property in the State Land Use Agricultural District-The subject
property is located at 75-476 Hualalai Road,approx imately 700 feet cast of its
intersection with Queen Ka`ahumanu Highway.Wai`aha l"t,Puapua`anui I",North

Aloha Leeward Planning Commissioners,
It's good to see this item being addressed to legalize and legitimize proper permits and
advancing socially responsible usage. One caution which has been highlighted regarding this
property and the adjoining, affiliated Bolton properties in the past has been noise and dust.
This continues to be a concern.
In factoring in those long standing community concerns regarding this area, let us suggest
better alternatives. In place of crushed rock or gravel roadways, driveways, access points plus
the 38 car parking area (noted in the document submitted by applicant),utilize hard, solid
surface pavement instead, i.e., such as concrete or asphalt. These hard surface options will be
more durable, less noisy,much less dusty,more easily maintained, and much safer.
Also please do factor in traffic issues. Infrastructure in this area is already very strained,
inclusive of roadways. As we understand it egress and regress to access the facility would
occur off Hualalai Road. This is probably the best solution but safety issues still need to be
factored in for people using the facility as well as commuter, through traffic.
We assume environmental and water drainage reviews would be undertaken to assure no
adverse impacts during and post the construction of roadways and parking areas. There have
been flooding concerns,visual flows of water seen on the affiliated, adjacent Bolton properties
in the past.
