Dear Leeward Planning Commission Members:
As we are all aware, there is a housing shortage in Kona for"mid-market" priced homes for sale and for rentals. This
project will provide homes and rentals for those employed people who can't afford the escalating cost of homes in West
Hawaii. Offering homes for sale and as rentals create a perfect mix for our friends, families, neighbors, and employees.
The Royal Vista project's conceptual plan shows the proposed improvements to the Holualoa and Horseshoe Bend
drainageways, a community park, and lots of open space. The proposed road system allows for access from several
points, thus alleviating potential bottlenecks.
One of the exceptional things about this project is that the developers are experienced in Hawaii. They have lived in
Hawaii for most if not all of their lives. They have families and they know what works and what doesn't when developing a
project. They know how to put a team together and bring the project to fruition in a timely manner.
The location of the project also makes sense for those who will eventually live there. The commute for shopping is a
quick 5-8 minute jaunt into town. There are a number of churches and recreational facilities nearby and the Old Airport
Park, and the Makaeo Pavilion, as well as pre-schools, elementary, intermediate, and high schools, are a similar distance
away. No long commutes mean fewer vehicles on the road. Those who work at the hotels to the north have a direct route
on the Queen Ka'ahumanu Highway and for those that work down South the Alii Highway (bypass road) is easy access.
In my opinion, this project is good for the community and good for future homeowners and renters. How wonderful that
this sector of the community can experience home ownership or the rental of new homes.
Please support this project and help make a positive change for this sector of the residents of Kona.
