One of the things that we feel defines us as professionals is that we follow aprofessional process to our solutions, grounded in our extensive training and lived experience. This quality process is grounded incommunication, with our clients, with stakeholders, with consultants, and internally amongst our team members. When goals andexpectations are effectively communicated, tasks assigned with deadlines, and reporting back followed through on the quality process leads toquality outcomes that all stakeholders in the project can feel involved in and proud of. Specifically all correspondence and coordination routes through the principal-in-charge of the project who remains informed and engaged in all aspects of the project allowing them to bring their years of experience and training to bear on any given topic or situation. Coordinationdeadlines are set in advance of final deadlines to allow sufficient time for review of produced drawings and materials, and team members timeto make necessary revisions and modifications for deadlines. As we recognize and respect the expertise and time of all our projectstakeholders, clients and consultants, we set up an initial project schedule with their input to set intermediary and final deadlines that allparties can meet with appropriate skill and budgetary constraints. Construction Observation involves our limited assistance to an owner during the bidding process, review of submittals, RFIs and shopdrawings, periodic site observation of the job site, attendance at owner-architect-contractor meetings, and substantial completion activities such as punch walks and formal forms. Our services are supportive in nature and we have a lighter footprint in the process. Construction Administration enhances the above services with a more active and engaged role during the construction phase. We lead thebidding process preparing the bid documents and project manual for bidders (administering the contract); respond to bid RFI and substitutionrequests, and assist the Owner at bid openings and in the evaluation of bids. We are more frequently at the job site and meetings with theexpectation that we represent the owner per the AIA industry standards providing site observation reports to the owner and using them toevaluate contractor pay applications. Our role is a continuation of what it was during the design process, as a trusted advisor and resource toour client. 06/28/2023 Polyline Jason DeMarco, AIA, NCARB, LEED APBD+C - Partner POLYLINE Architecture Architecture ++ Urbanism Urbanism 1001 DPW 120 FORM PRINCIPALS ONLY - ADDITIONAL INFORMATION NAME TITLE AND POSITION YEARS WITH FIRM MAJOR RESPONSIBILITIES WITH THIS FIRM PRIOR EMPLOYMENT (START WITH LATEST EMPLOYMENT PRIOR TO JOINING THIS FIRM AND PROVIDE SIMILAR INFORMATION FOR EACH SEPARATE EMPLOYMENT OR MAJOR CHANGES IN DUTIES WITH THE SAME EMPLOYER.) Opportunities for Transformation The interaction between the three themes - building conditions and block formation, circulation and parking, and pedestrian use - highlight opportunities for transformation. Challenges, e.g. the abundance of surface parking, and assets, e.g. retail districts and social vitality, can both be harnessed to transform the project area. Swaths of parking provide opportunities for in ll development and often align with existing interior streets (see below). These areas in turn align with concentrations of retail and pedestrian activity pointing to the opportuni-ty of transforming the blocks along already active corridors (see below). Redevelopment opportunities should indeed build off the retail and social vibrancy rather than erase it (see below). Precedents point to potential means of transformation. Riyadh is a city of superblocks, but its internal circula-tion patterns are more logical than those in the project area and its blocks are dense (see below). The Gold Souk in Dubai is an example of dense retail activity in a tight space that is both exciting and comfortable for its users (see below). Finally, one mosque in the project area has a small grove of trees surrounding its entrance that provide comfort and a sense of place. Parks Connect Waterfront & Businesses Pedestrian and Bicyclist Analysis Analysis of Streets Page 18 Spring 2009 University of Pennsylvania Urban Design Studio - Abu Dhabi CBD Public Realm - Mid-Semester Progress Report The Masterplan / Open Space Team de ned the following problems & challenges:Open space is unevenly dispersed and not readily accessible on foot to a majority of district residents.Pedestrians are confronted with dif cult, time consuming, and dangerous methods of crossing arterial streets.Bicyclists have inadequate or non-existent facilities that do not meet demand. The Corniche is visually, physically, and psychologically disconnected from central business district leading to infrequent use.Waterfront land uses create barriers to commercial and residential activity at the water’s edge. The following text and images are taken from the group’s March 16 presentation which focused on site analy-sis and problem de nition. Masterplan / Open Space Team: Analysis OverviewThe Open Space Team was charged with creating a network of parks and greenways to knit together the Cen-tral Business District and connect it to the waterfront. Although this network does not yet exist, the CBD has a number of assets that provide opportunities to create this network in the future. Currently the area’s main parks are the Corniche Waterfront, Corniche Park, Capitol Park, and Electra Park (see below). The follow-ing section will analyze the successes and failures of these parks, discuss pedestrian navigation challenges throughout the CBD, and offer a possible design direction for the future. Page 23Mid-Semester Report - Masterplan / Open Space Team Centrally located trash collection areas and the spaces dedicated to the placement of electric substations make up the most noticeably under-utilized spaces within the in ll block. Currently, these items inhibit pedes-trian movement, as well as introduce visually unappealing elements into the public realm. Instead, these items should be relocated to the periphery of the superblock, and new development or open space should take its place. NavigationHaving just looked closely at the formal park system within the CBD, the following navigation analysis ex-plores how pedestrians and bicyclists can reasonably travel between open space nodes. Using GIS analysis, we mapped how far a pedestrian can comfortably travel along the road network from the entry points of each park (see below). Using the assumption that a pedestrian is willing to walk a maximum of 350 meters in the intense heat of Abu Dhabi’s urban environment, the Walkshed analysis reveals vast areas within the CBD whose residents cannot comfortable access open space on foot. Page 38 Spring 2009 University of Pennsylvania Urban Design Studio - Abu Dhabi CBD Public Realm - Mid-Semester Progress Report District and Site OverviewAs mentioned before, the streetscaping team analyzed ve streets (see below). Most representational of the typical street network of Abu Dhabi are Zayed the First Street-deemed the urban arterial, and Eastern Road-deemed the waterfront link. The team focused on three streets that are unique in either in their role or appearance to the city: Hamdan bin Mohammed, the main street; Airport Road, the processional boulevard; and Corniche Road, the urban parkway. Using these streets as typologies, the team is charged with creating innovative and unique design ideas focusing around the integration of multi-modal transit, bike space and bus shelters. Streetscaping PaletteThe repetition of streetscaping amenities comprises a palette of identifying elements across the entire district. The bus system is identi ed by either outdated shelters in poor condition or solely signs placed along cutouts in the street (see below). Streetlights in excess of fty feet tall illuminate the street for passing vehicles, while sporadic benches are along the ground plane (see below). 04.2 PRIOR COMPLETED WORK POLYLINE Architecture Architecture ++ Urbanism Urbanism 37 (1) FIRM NAME (2) FIRM LOCATION (3) ROLE(S) a.
