Design Revisions
Dear Ms. Bugado,
Although the following items will be discussed during the presentation, Inform Design (IFD) and the
restaurant’s operator (Cotti Foods) wanted to take this opportunity to provide the Committee with
some information, prior to the upcoming presentation, regarding the previous comments made by
the Committee and the submitted revised design that will be presented at the upcoming
presentation.
1) Sloped Roof:
The submitted design now incorporates a double-pitched roof on most of the building to
reflect buildings within and around the Niumalu Shopping Center (i.e. Jack-in-the-Box).
2) Outdoor Lanai:
The new Owner of the Shopping Center indicated that addressing the homeless
population on the property daily is a growing concern. Although the initial revised designs
did consider the Committee’s comment of including a covered Lanai in the design, the
Operator and the Owner did have concerns regarding employee and public safety when it
came to providing a covered outdoor area and asking the homeless occupants to vacate
the premises/area. Although the Operator did want to accommodate the Committee’s
recommendation, the safety of its employees as well as the public is paramount.
