Monday,PpdI 15,MM 3:49:33 PM Aloha Chairperson Lin&Commission Members, As a real estate agent deeply involved in our local community,I have witnessed firsthand the positive impact that vacation rentals have on our local economy and the housing market. The presence of well-regulated vacation rentals has been a boon, notjust for homeowners but for the broader community, supporting local businesses and contributing to the vibrancy of our neighborhoods. Most vacation rental operators in our area are committed to following the rules, contributing to a responsible and sustainable tourism model that benefits everyone. These rentals provide a significant source of income for many local families, enabling them to afford their homes and invest back into our community. This economic activity supports local businesses, from restaurants to retail, further stabilizing our economy. However, the proposed measures under Hawaii Bill 121,particularly those that could restrict the operation of vacation rentals, raise concerns about potential negative impacts on our local economy and the ability of residents to afford their own homes. To address these concerns effectively,I respectfully request the Planning Commission to consider the following: Conduct an economic impact study to fully understand the implications of Bill 121 on our local economy and housing market. Recommend streamlining the registration process for vacation rentals to ensure it is fair and not overly burdensome, thereby protecting the livelihoods of local families. Recommend the removal of any rules or regulations that are duplicative of existing laws,to avoid unnecessary complexity and ensure fairness in enforcement. These recommendations aim to balance the need for regulation with the importance of supporting a vibrant local economy and housing market.By considering the positive contributions of vacation rentals and seeking ways to regulate them responsibly,we can ensure that our community remains a welcoming and prosperous place for both residents and visitors. Mahalo for your consideration of these important issues. With warmest aloha, James Hu Kailua Kona Clear chat
