As someone who has run an Airbnb business for about 9 years, I can personally attest to the
benefits, as well as the downside of short term vacation rentals.
First, certain stringent guidelines need to be in place. It is those who have abused the privilege
of short term rentals that have brought us to this point. People who rent out multiple rooms in
a home where there is inadequate parking, infringing on neighbors' access and parking
availability, as well as unruly tenants who are noisy and disrespectful of others. Severe
penalties need to be in place if this occurs. All hosts must be responsible and accountable.
I personally rent out one room in my own residence. In 9 years I've never had one complaint. I
lay down the rules even before my guests arrive, and reiterate them when they first arrive. I
am strict, and I let them know that, but I am also a warm and fuzzy type that is a 5 star host as
a result. I have many friends now from around the world. Being clear and concise about the
house rules,what is acceptable and what is not, is essential and avoids problems. If guests do
not comply with the house rules, they need to be notified up front that they will be evicted and
no refund given.
One of the big benefits to STVRs is that people who could never afford to come to the islands
because of the cost of renting at any of the hotels, now are able to come and enjoy this
beautiful place, and help stimulate our economy. Most of my guests have invested in side trips
and gifts and frequented restaurants. I spend time with each of my guests to find out what they
would most enjoy doing and then steer them in those directions. But in so doing, I also bring
up how important it is to respect the local customs and people, and to clean up after
themselves. I have never had a single guest balk at this. I impress on them how special this
island is and how important it is to keep it this way. Guidelines like this for other hosts could
pay off big time. Taking away the privilege of doing STVRs would be such a shame,hurt
many people who would love to visit here but cannot afford the cost of hotels, and take away
income from those of us who do it right, as well as the local vendors and tour companies and
restaurants. It is not as if we are taking away from the hotels. These people are those who
cannot afford to go there anyway. Instead of reacting in a typical extreme, going from the
pendulum swinging one extreme way to the other, it would be best to work on guidelines and a
structure of significant penalties if guidelines are not followed.
Let's be reasonable, and not extreme. This CAN be done!
