To Thom It May Concern,
My name is Shannon Shively and I reside in the small town of Kamuela,
HI; I OPPOSE all applications submitted by Kaupulehu Land LLC for the
re-zoning of Agricultural land to Commercial-use land, and the
development of that land Commercially.
do not believe we need, nor do I want additional Commercial space in
this small country-town of Waimea, especially at the entry to town where
the traffic risks are detrimental. In addition, I do not support re-zoning
Agricultural land into Commercial and/or smaller Residential lots. There
has been a frequent recurrence of Agricultural land being subjugated to
Commercial real estate developers lately, and this will only promote
additional loss of such land no longer being used for it's original
intended purpose, Agricultural land. With the recent advent of green
energy, the question that comes to my mind is how is turning well-
preserved and un-populated agricultural land into pollutive commercial
lots with huge parking lots as well as smaller residential lots that will
only increase traffic and car pollution in the area; how will this proposed
and increased Commercial development help the pristine environment
that the Big Island has had to offer, with it's abundance of Agricuturally-
zoned land?
Taking this developer's request into consideration; to build three
Commerical buildings in the town of Waimea, there presently exists
eighty seven acres of property that has intentionally been zoned as
Commerical property (undeveloped and under-developed land between
the Fish & Hog restaurant and land by Pukalani Stables). This eighty
seven acres of presently unallocated Commercially-zoned land should
first be utilized for any Commercial development requests, prior to any
Agrictural-land being re-zoned to Commercial land. The property
owners bordering this undeveloped eighty seven acres of Commerically
zoned property already have the expectation of the possibility of new
Commercial development occurring on this land. As opposed to the
alternative of distubiring the current property owners of Agricultural land,
by re-zoning it to Commerical-use property.
Additionally, It has been discovered that the portion of the currently-
zoned Agricultural land which Metzler is proposing to re-zone to
Commercial in order to build three (3) Commercial buildings, will be built
in the AE/AEF Flood Zone Plain. On this Agricultural-zoned land that
Metzler is attempting to develop into Commercial land, County
regulations restricts the addition of any buildings, being that the land is
located in a flood zone.
We choose to reside in Waimea and have for many decades because
we desire the small-town residential feel that Waimea has to offer.
Turning pristine Agricultural land into Commerical/smaller residential
lots will only increase the population of this town, making this small town
with limited infrastructure and space, even more congested with
pollution, and traffic.
am asking the planning committee to reject these applications, as long-
time residents of Waimea, I am sure the rest of the residents in Waimea
would feel the same way, please utilize the presently and undeveloped
Commercial-zoned property for any new Commercial development
requests; as opposed to re-zoning Agricultural land into Commercial-
use land and disturbing the peace of those residents that had intended
their area to be used Agriculturally, not Commercially.
