To whom it may concern,
I write this letter regarding a special permit request (PL-SPP-2024-000075)
regarding Teppy Mountain LLC and TMK: (3) 2-7-007:001 .
While I have no personal issues with the owner Andrew "Teppy" Teppers nor his
lessee Roger Uchima, I feel the need to voice my concerns about allowing this
special use permit.
My family and I will arguably be the most affected by this permit, should it be
granted. Our property is located on the corner of the road, at 27-467 Indian
Tree Road, directly across from the main entrance where the existing base of
the Teppy Mountain LLC property is located. (See image) Our property is in a
small valley and as a result the noise pours into our space from every direction,
often sounding much closer than it really is.
Since my family and I moved to this property over eight years ago the road
quality and condition is worsening from wear and tear. The volume of traffic
has increased significantly, both to the Teppy Mountain property and others.
Year round there is noise and pollution from the trucks and equipment that
come to and from the property. If more trucks are permitted then the traffic
will multiply greatly, and in the past the arrival and departures of trucks has not
been limited, resulting in their arrival/departure very early in the morning (5-
6am at times) and late at night (9pm or later). Multiple times a year the cattle
that Roger raises must be rounded up and receive routine care. The cattle
make noise throughout the night for a few days, which causes sleepless nights
for our family. We understand that this is a working ranch and permissible on
ag land, but nonetheless it does affect us. I don't think it is right to add
additional uses that are not permitted that will disturb the peace and life of
my family.
While Teppy has been courteous about the past events held on the property
more traffic is a concern for us, especially allotting 500 people onto a road
that we value as being a private road with only seven parcels and limited
easement access to non residents/land owners. It doesn't make sense to live
on a private and gated road with limited access but then allow up to 500
random strangers access up and down the road. We value our family's safety
and privacy, and we seek to protect what is ours. It is important to note that
there will not just be more movement during the festival, but the months
leading up to the festival will certainly require preparation and workers on the
property, as was the case in 2024.
What attracted us to our property in the first place was the security and
peacefulness that a private and gated road with few residents afforded us.
Permitting these other uses will jeopardize the very thing that we wanted from
this land which we have intended to pass on to our children one day. We
have many hopes and dreams for this piece of land, but should the need to
relocate ever occur, I am afraid that this permit will devalue our land.
