PROPOSED PROJECT:
• Construction of a four (4) story, 34-unit condominium building for multi-family residential use.
• Related development includes a swimming pool, drainage improvements, public access pathways, and
parking areas.
• Condominium includes a range of unit types, from 1-bedroom, to 3-bedroom units, that include a den,
kitchen, living room, bathrooms, and private lanai.
• Building will be approximately 45 feet in height.
• Includes 34 parking spaces beneath the building, and an additional 13 mauka side parking stalls; 3 of
which will be dedicated for public shoreline access; ADA parking will also be included.
• Mauka-makai shoreline access path that leads to a lateral shoreline access path as required under a
previously approved "Grant of Easement for Public Access and Parking". 3 parking spaces will be
dedicated for public shoreline access.

APPLICANTS REQUEST:
• SMA Use Permit No. 437 was approved on October 3, 2003, to develop a 4-story, 32-unit condominium
project.
• The current Applicant is requesting to revoke SMA No. 437 to pursue an updated SMA Use Permit.
• Reason for Request: Applicant did not complete the project in accordance with timing conditions of
SMA No. 437, and as such the Planning Director required an updated SMA Use Permit Application be
submitted for review and decision by the Planning Commission.
DIRECTORS RECOMMENDATION
• Planning Director recommends revoking SMA No. 437 so that the applicant can pursue the project
under PL-SMA-2025-000072.
