O View of Property Entrance (R) on Ali'i Drive —View South ,DIRECTORS ' RECOMMENDATION .0 APPROVAL of PL- SMA- 2025 -000072 stated conditions(with ) ........... f . s / BOAZ LLC (Formerly KOAVENTURES LLCM SPECIAL MANAGEMENT AREA USE PERMIT No. 437 (SMA 437) TMK: (3) 7-5-020:02s, North Kona District, Hawaii APPLICANTS REQUEST: • SMA Use Permit No. 437 was approved on October 3, 2003, to develop a 4-story, 32-unit condominium project. • The current Applicant is requesting to revoke SMA No. 437 to pursue an updated SMA Use Permit. • Reason for Request: Applicant did not complete the project in accordance with timing conditions of SMA No. 437, and as such the Planning Director required an updated SMA Use Permit Application be submitted for review and decision by the Planning Commission. DIRECTORS RECOMMENDATION • Planning Director recommends revoking SMA No. 437 so that the applicant can pursue the project under PL-SMA-2025-000072.
