Please see below the responses to the PONC Commissioners' questions regarding 77-
6300 Alii Drive, Kailua-Kona, HI 96740.
1. The Hawaii County Planning Department has agreed that the swimming pool
is a legal structure and that it may be routinely maintained. An expansion of the
pool would require approval because of its location on the shoreline. We
presume that the pool could be filled in, but we acknowledge that the project may
need to be approved by the Planning Commission because the location may
require oversight with respect to the types of materials used as fill. If this
Suggestion is accepted, we are happy to call the Planning Commission.
2. The property is connected to the public sewer and water that runs along Alii
Drive.
3. If the property is purchased by the County, we would recommend that local
contractors and building suppliers be solicited to participate in the construction
effort through donations or discounted rates and prices for design, labor and
materials. We are willing to assist in the effort to find donors and find a
contractor who is part of the surf community to assist.
4. The only reference we have found to the site being historic was in the PONC
documents from 2022. From what we can glean, the structure and the site are
NOT in the register of Hawaiian historic sites. It was the intent of the current
owner to tear down all the structures and to construct a new condominium
project. As you are aware, this development was withdrawn after opposition from
the community. Kamoa Point, which is across the bay from the subject property,
is a historic site.
5. The SMA application/assessment was prepared with the expectation of
getting approval for a 16-unit condominium project on the property. Other uses
would be consistent with the zoning of the property, which is V-1.25. This zoning
classification permits a wide variety of uses, from residential to commercial,
public and recreational uses, including care centers, parks, restaurants, retail,
offices, and a variety of similar uses.
We are happy to discuss with the commissioners as desired.

• Has there been talk of filling in the old swimming pool? What would be required to
fill it in, being that the property is considered a historic property?
• Is the property currently on a cesspool or septic system? Is there room on the property
for a septic system?
• Who would pay for the renovation of the structures and who would run the
community outreach efforts?
• Is the National Historic Places report available? And if so, can the structures be torn
down?
• What does the Special Management Application say about uses for this property?
