APPLICANT’S REQUEST:
• A Special Permit to operate a three-bedroom Bed & Breakfast (B&B)
establishment within an existing 3,718-square-foot, four-bedroom
dwelling on a 3.00-acre parcel in the State Land Use Agricultural District.
• The B&B will provide overnight accommodation in three guest
bedrooms, with a maximum of eight (8) guests at any one time.
• The application identifies a fourth detached bedroom/caretaker area for
the on-site B&B operator.
• The B&B will remain hosted, with a designated on-site operator
residing on the property.
• Approximately 4 to 5 paved on-site parking spaces are available,
including guest and on-site operator parking.
PROJECT SITE / OPERATIONAL CONTEXT:
• The application states that over 75 percent of the property is forested
and will remain forested; the B&B use will remain within the existing
dwelling and developed area.
• The applicant states that gatherings and events are not allowed,
including weddings, retreats, parties, receptions, or other gatherings.
• No new construction, grading, land disturbance, or expansion of
existing structures is proposed.
