Keep out national chains and large developments
No more fast food. These are a dead end job and horrible food options to offer our
community. This is bad for the local merchants too.
Burger King & KFC suck - they're bad for your health.
I THINK THERE SHOULD BE MORE LOCAL BUSINESSES AND NO MORE MAINLAND STORES, NO
McDONALDS AND BYE KFC.
Small businesses only please! Keep taxes and profits local.
Development should be geared towards support of small businesses - no chain restaurants -
they don't keep money local. Check out what the city of Arcadia,CA has done.
to many places for people to get shitty food / subway, KFC taco -bell and products (Longs) and
not enough quality
Please NO MORE FAST FOOD or chain stores
Development Page 1
Get rid of Burge King and bring in Taco Bell or a McDonald's
keep chains out! keep junk food out. Boycot Kentucky Fried Cruality
Keep it local. NO big box stores and caution with chain stores
Big boxes suck - they spoil the overall look and appeal
avoiding chains ie KFC, BK
Enough Development already with shopping and restaurants — we do not need any more fast
food in the area
We should have never allowed a Burger King or 7 -11 to Pahoa. We need to be wise about our
growth choices and not turn Pahoa into a strip mall. We should focus on botique shops and
store that provide all the essential needs of living without using Big Box stores. pahoa
absolutely does NOT need a WalMart or Home Depot (unless they were miniature versions).
no more fast food please!
no more malls please!! ... let keep pahoa rural...
no more Mc donalds or fast foof facilities please
No strip mall development!! Follow the PCDP!
Do not support the trend to national chain and fast food markets. Support local business
entrepreneurs.
Too many tacky chain fast food places. With the poor health of most obese people around
here, did we really need a KFC and Burger King.
less fast food, no Mc Donalds
No fast food or chain stores please!
I think Pahoa should be very discriminating about all future development -- for the past several
years almost all new development (of restaurants and stores) has been chains such as fast
Development Page 2
food (L &L, Burger King, KFC, Subway) and these places degrade the small town quality of life,
are actually too expensive to go to and serve unhealthy high -fat foods that people of Puna do
not need or want. PLEASE NO MORE FAST FOOD CHAINS.
See above. But not too much development. Would like to see no chains stores, just hard
working locals, adding to the food choices. Also, more farmers markets. A permanent farmer's
market like Hilo's would be great. Or a few times a week at least.
but do not want to see big box /named chains such as mcd or bk or.........
no more fast foods
We have enough commercial businesses! Leave it alone! We do NOT want all the chain places.
NO Mcdonalds!! Burgerking and KFC is bad enough! We want more Mom and Pop places
don't need more bars or fast food. Need another laundromat, covered bus shelters, office
space for small business
Please limit the coporate invasion of the name brands - preserve local business
Do not want more chain businesses. Ned only local ones.
I think there is too much development that has occurred in Pahoa and that there needs to be
stop put on any more development. I appreciate the grocery store, yet we donE»t need to
have any Mcdonalds or other fast food, non healthy eating places.
to much development if people wants those services like fast food or strip mall why did they
come here? they can get that where they came from
PLEASE! PLEASE! PLEASE! NO MORE FAST FOOD! NO WAL -MART EVER! NO MORE CHAINS -
home -grown stores, shops, etc.
No more strip mall and franchise development please. Preserve old buildings not tear down
This would exclude the new development of fast food restaurants. That idea was a big mistake
for at least 2 reasons. Health for one and making historic Pahoa town's first impression as fast
food everywhere USA.
Corporate development is rarely good for people oe the aina.
Development Page 3
no more big box stores in Pahoa!
Places like Ning's Thai Food and Luquin's, which are more local are better and healthier and
add to the character of our community. 7 - 11 and other chains bring down the quality and
make Pahoa an unattractive place for residents and visitors alike.
i would prefer to not have fast food restaurants and more healthy food restaurants... no malls
but more small stores on the side of the streets ...to keep the old style...
Leave big box stores in Hilo /Kea'au, zone and install infrastructure for mom and pop stores,
open markets. Create design district with no more fast food or convenience stores or strip malls
It's so disappointing to see low- quality, uncreative franchise fast food places like KFC, Burger
King, and L &L in Pahoa ... can't we do something local and original? Or at the very least
something a bit nicer, if it has to be a franchise
Don't want any more chains Would like to keep the unique -home town feeling of Pahoa
Considering what we had in the 80's there is a large variety in such a small town. I only dislike
the fast foods and chains.
Getting better! Great to have so many restaurant choices in the village! Let's keep McDonald's
and the rest OUT .... they have no business homogenizing the charm and cultural gem that is
Pahoa!
NO MCDONALDS - we do not need to be selling cheap junky food here in Puna. You can already
get that at 7 -11, Burger King and KFC
Poor choice in decisions for what is in our shopping centers. No one really asked the people
what they like to have!
Would like to see KTA -if we get McDonalds' -no Golden Arches
No more fast food please.
I like the local business emphasis - few franchises. Food prices @ Malama & Island Naturals too
high - need competition
too many places for people to get shitty food /safeway, KFC, taco bell and products (Longs) and
isnt enough quality
Development Page 4
long's was much needed - DO NOT need KFC, burger king and the like. Bad for our community's
health no big shopping malls
no more commercial businesses
Increased need for services and business expansion
this area is making progress but prices are so much higher in Pahoa than going to Kea'au or
Hilo. Not much service sector visible in Pahoa.
Woodland Center has provided much needed local services.
We need a larger grocery store, a clothing /department store, doctors /dentists offices
Fair but getting better with the addition of Longs. Need a major supermarket closer than Keaau.
Malama Market is very limited in its merchandise; could expand to full service?
Need big box stores like WalMart or CostCo.
it would be nice to have a grocery store with less prices. Malama's prices are so high it's
discouraging to shop there.
The less we have to drive to Hilo for things, the better off we are. Longs is welcome, though I
don't care for the fast food joints at Woodland Center. Next we need a small mercantile for
clothing, shoes and such. Dining is doing good -- everything from very high end excellent
(Kaleo's) to L & L and Ethnic foods. We're fortunate.
would be nice to have a big KTA on the edge of town
There needs to be better home and garden stores. As it is, for anything but the most common
items, a trip to Keaau or Hilo is necessary.
Development Page 5
Starting to get better. Would like to see a Whole Foods store, and HFN gas station (Mini- mart),
and HFS Credit union. HELCO satellite office. A farmers market in Pahoa similar to Keaau
Burger King and KFC are too expensive, I would have liked taco bell and Mcdonalds
Good except for services; all that is in Hilo.
we need to expand. The restaurants are great and pahoa is known for its great selection of
food.
Excellent restaurants in Pahoa. Maintaining those older buildings is worthwhile to community,
but owners bear costs. Shopping: no store with clothing basics, especially not work clothes.
Services: no repairs of appliances, tools available.
we really need a huge shopping mall in pahoa town like hilo or even o'ahu has in their citys..
this really might improve our economy in pahoa.
There are some good restaurants in Pahoa, more services with Lex Brodies, Malama Market,
the clinical lab & fed -ex store but we need to bring more of the services in Hilo to Pahoa.
More shopping services, etc needed
NEED KTA
Longs is nice. Glad to have a business that isn't gouging us pricewise just because we are in
Pahoa. Other stores like Malama Market have horrendous prices. Yes, it is nice to have a
grocery store but who can afford to shop there. What about a nice KTA with good selection and
decent prices.
We need more shopping options (grocery stores, department stores, IHop, etc.)
Have KTA in Pahoa for peoples' convenient. Food is the most basic everyday need, we should 1
more grocery store. Longs doesn't have enough food. Malama is expensive.
theres some good restaurant but we need better ones KFC is junk the one in Hilo is way better
but we NEED starbucks!!!
Improved since Malama Market opened, but not enough for such a growth area.
We need more stores
Development Page 6
I think we need a shopping center in Puna?
Well, we could use a bit more restaurants and shopping stores but its all good
We could have more shopping centers (grocery stores, etc.)
Mor options for grocery shopping, resturants
covers the basics currenbtly, but there is room for improvement
SAMs Club or Costco would be a great addition.
Improving w /Growth, But we need Better Services so we dont Have to Drive to Hilo so much
Need a KTA size market in Ainaloa /Orchidland area —
We need a major grocery chain.
The strip in town is quaint, but the parking sucks massively. There are adequate restaurants and
places to forage for food, services like auto repair are at either end of town, one very affordable
and another one. Paradise Business Center is the only game in town for many services between
Kalapana and Hilo.
Again... read my previous comments regarding a need for a Costco on our side of the island.
I'd like a grocery store like KTA with better prices. Otherwise, the hardware store is great, Island
Naturals is wonderful and you can buy what you need at Malama market and Long's
Too much development
No More Needed!!
We don't need anymore development of this type!
No more development in Pahoa Town. Our infrastructure already cannot handle what we have
Don't think we need more.
Development Page 7
too much
Too much development
I do not want any more development of consumer entities in Pahoa Town. However, I would
like more development of community gardens, parks and places for gathering (i.e. farmer's
market)
TO many restaurants for little town
Don't need more.
Stop with the developement already! Can you say RURAL!
The current development NEEDS TO BE LIMITED! No more gated communities build on top fish
ponds that ban public access!!
Current state of services
Healthy food abounds, esp. the Natural food store & the farmers markets
Getting better
Great new stuff. I still go to Hilo for major grocery / household stuff but I enjoy being able to do
more close to home.
good restaraunts
Not bad for a town this size.
Again for what we have not shoppiung is very good compared to the past. Again this is a small
town and I cannot expect to see anything that would look like Hilo or even Honolulu
We rate best
getting better
Development Page 8
What we do have in Pahoa is pretty good. Kaleo's is great. Luquins is good. Malama Market is
very convenient and has most things. Longs has been a good addition to the community also.
Like I said previously there is not enough support for economic development in the community.
There are people that want to work and cannot. There are services that people have to drive all
the way to Hilo or Keaau to get. The county and the state make it difficult to start a business.
Land is too expensive and taxes are high. Building expenses are prohibitive. There needs to be
some incentives for economic growth. Like tax rebates or economic assistance to those that
want to start a business. There is a large population of people in the Pahoa area and to lose out
on the revenue in the community is a great waste.
Getting better all of the time
need more options for evening entertainment, hangouts for all ages do not need more box
stores
Much improvement in the past 10 years but only a drop in the bucket of needs
its fine just the way it is
I love how it is now. Everything I need in a friendly neighborhood environment. Occasional trips
into Hilo for special items would be unavoidable no matter how build up the commerce in
Puna.
Don't make it a goal
Marked improvement over the past 10 years
I think we have a lot of nice shopping, restaurants, gas stations, etc.
Amazing variety of good eateries for a small town. Shops are improving, although the walkways
between them are quite dangerous. A definite liability for the town. THe town could keep it's
'wildwest' / frontier look and still look clean and cared for. Plantings/ planters in this growers
paradise would help, and there would surely be many volunteers for this type of project.
NOt a lot of diversity or options but it works.
Wish there were more organic natural food options
Most things we need are in Pahoa. Only need to go to Hilo once every few weeks.
Development Page 9
More healthy options, PLEASE
Malama and Cash n Carry good for shopping. 7 -11 great. great variety of restaurants
The restaurants in Pahoa are, for the most part, very good. We need more to attract visitors
and locals.
Restaraunts are excellent.
Getting better
Pretty limited except Kalaoes
Historic characteristics and future development
We do't want to live in a strip mall suburbia. Save what is beautiful about Hawaii - rehabilitate
the rest!
No more stores, unless they are enviormentally green shops or restaurants. Keep Pahoa
country
Should keep Pahoa character and historical value a priority
It's great however losing country feel.
tear down condemned buildings & offer to historical developers for use
New commercial area N of town is poorly designed. Needs better connection to town and a
safer access to main road.
Pahoa lost any semblance of charm once that happened. Anyone been to Hawi? It's charming
when you drive into it. Pahoa could be like that and instead it seems to be happy to be the
admit of Hawaii.
Why was Long's allowed to blight our entrance w/ neon ? ! ?
upgrade in business area of Pahoa needed -keep style, lose run down
Development Page 10
Please keep major development out of the historic Pahoa Town. Please renoviate buildings.
I'm proud that we have so many restaurants although 2 Pizza places within downtown is a bit
much, I hate strip malls and would like to see more input into their development aligned with
our history
Planning zones for development that include input from the estates that surround Pahoa could
make Puna the envy of the Islands and the rest of US and the world
There are some good shops & grinds in town. "Poor" grade is for all the recent development
that is all about cars and parking lots. New county offices are not walkable, need car to get
there safely, should be right in town. Malama mall and Long's mall are ugly and car - dependent,
no safe ped or bike access, especially for youth and kupuna (elderly). Town is sprawling out,
please let's not make it worse.
What a mess!! malama /Longs area WOW... someone planned this!!?
Developments need better guidelines, guide for architecture, more green space, better traffic
flow
I'm adamantly against more concrete. Pahoa's charm would suffer
let's keep businesses in one area and not make the city an urban concrete jungle when
businiesses fail!
There is a great opportunity for Pahoa to make itself into a beautiful, functional historic village
that is attractive to locals as well as tourists. Clean up the buildings on the main street, install
new street lighting so people feel save, offer some development incentives to attract new
business, Look at closing part of main street as a walking only area, with secure parking feeding
different points of access.
I feel sad about development right on the main highway, where Longs is and KFC. Ugly. Please
install parks and beautiful places for strolling before development
Need to keep the charm and uniqueness of Pahoa. Stop boring ugly commercial development.
This may not come as a surprise but what needs to happen is for Pahoa to not fall into the same
rut Hilo is in. Take a look at Kona and Waiamea.... plan better and bigger, bring in better
builders and planners.
Development Page 11
The new developments are pretty ugly and totally car - centered. Original Pahoa town has all the
charm and the great restaurants and are pedestrian- centered. Of course, there's the rub,
parking in the new areas is plentiful and parking in old Pahoa is limited, though there's always
somewhere to ditch the car.
Infrastructure issues
sidewalkks need to be leveled and fixed - unsafe, need more spruced up tourist friendly type
storefronts
We are good, Just give us parking & reasonable roads for good traffic flow. Ask Steve Sparks
about his plan fo a 2nd road thru old Town Pahoa.
all dependant on parking and access.
No public eating spots. Parking focused on fast -food franchises where you eat in the vehicle.
We are coming along! The new shopping centers are great. If there was more parking
downtown Pahoa, the downtown businesses would do better.
Parking is severely limiting business activity
No water available
need more infrastructure .... traffic lights /roundabouts, parking, and lighting.
Need the boardwalk repaired or redesigned to be safer while retaining its Pahoa style.
Need a public park /eating area where people can bring their leashed pets.
Miscellaneous
we need services that hire local people and not ship in outsiders to fill jobs
anti growth community
Development Page 12
Wish businesses could afford to stay in business.
nice new buildings in Hilo

Need more Acohol Free coffee shops with live music Alcohol Abuses causes 90% of crimes
The developement in Puna is good.
But it is expanding fast. but jobs and housing is poor in the sence that alot of houses just sitting
keep it local
like not having to drive to Hilo!
Develop jobs and services so adults can support their families better.
(MG 5/10 NCA) Revitalization of town
but improving
shooping for some things should be cheper.
Need businesses that are proud and create a atmosphere that attracts tourists
Support services for youth, family, seniors (more)
Landlords are charging too much rent for someone to break even in Pahoa Town - slum lords!
The county creates roadblocks for new businesses versus promoting development of businesses
in the community.
It's coming along ... But much more needs to be done re the town supporting the business
owners. My friend was paying a very high rent for a retail store (located behind the main drag).
she invested everything into that business and was a great networking citizen. She was thriving
while she had a small sign posted out front that showing customers she was there. The town
threatened to fine her severely, treated her like a criminal... until she took the harmless sign
down. Within a month, she went out of business because she was prohibited from letting
people know she was there. Her shop was invisible from the street and even the front street
business owners had no problem with the sign. So, she lost everything, the customers lost a
Development Page 13
beautiful shop and reason to come to Pahoa, the town lost the revenue and the store sat
empty, like so many others for 2 years.
We do not go to any fast food restauraunts and therfore to not support them. It would be nice
to see an Old Town Pahoa Bussiness Association brought to life, to be sure that when vacancies
in old town Pahoa arise, the owners have a short time allotment, to get the shops re rented in a
timely manner, with decent bussinesses, that provide good goods and services needed.
Too many people scream every time a prospective new employer wants to build something.
This results in additional traffic to /from Hilo, which is counter - productive.
Restaurant scene is good. Now if we only had more public toilets! If I had the money I "d put a
modern super- market next to Malama and put them out of business. You know, the kind they
have on the mainland with customer service, clean rest rooms, banks, etc etc
Development Page 14
