Lets trun Puna into a petroleum free zone. Biomass /solar /wind /geothermal More commonity gardens, new public park There should be open space around the town. There should be bike paths and jogging paths for people to enjoy -- community gardens /greenhouses would be excellent preserve open areas and green spaces We need to include parks, recreation, open spaces for play, flying RC Planes, etc. Places to Play! Would like to see lots of greenbelts & park areas mixed in with future development so we still have lots of natural beauty - not all asphalt. Woul like Island style buildings - not mainland big box /warehouse style Land Use and Zoning Page 1 Need for more commercial zoning Seems there are more subdivisions for houses and not enough business areas Couls make it easier to have more business /commercial rezoning I like the fact that the land is protected here. I will always support that, however there are zoning problems. The fact that there are limited commercial use lots available makes it difficult for businesses to be created. I do not think that a neighborhood should have a store or business running in the neighborhood. The traffic and smells and noises from business have no place in a residential area. There does however need to be more specially designated spaces for business and industry. The county makes it so difficult to even find a spot where a business could be started. If there is a land use issue and designation of commerical zone, then it becomes a political issue and the person with the most money and inside connections to policy makers wins. more shop Need more commercial development and zoning. I think the town's people should have an opportunity to change their property to commercial if they want. Not enough commercial Needs multi - family zoning for housing; needs multi -use commercial zoning for live /work spaces; needs more focus on making town ped and bike friendly, which includes land use /zoning to make that happen. Restrict cars in town to edge of a ped- focused core with high enough housing density right around it to provide walkable village. All of Main St. Pahoa should be zoned commercial I think there are some issues with zoning around the "downtown" area that need to be resolved. It's a bit of a mish -mash of commercial and residential. More land could be zoned commercial to create a sustainable community The corridor from town to Woodland should be commercial. Seems that at this stage of the game more land could be zoned commercial of multi use ..... this would seem to entice more commercial development... HOWEVER, i think the general overall Land Use and Zoning Page 2 1 -' feel is that KFC and BK along w/ any other HUGE corporate mongers are not really the desired sorts of business that we would want moving in on the newly commercially zoned land..... Papaya farming with pesticides are terrible invasive land use and zoning are very poorly thought out with regard to the future Good question! Allocate the soil for farming! Poorer sites for development No more commercial businesses needed - especially fast food! More ag and cultural centers, educational outeach land zoned ag is not used for ag. Land use and zoning is good unless agriculture zoning needs to be increased due to more farming for farmer's markets. We don't need more housing or businesses unless the current infrastructure can support it. Maintaining what we already have should be our focus. Keep Agricultural lands agricultural. Would like historical zoning for downtown Pahoa zones and zoning don't make sense - especially lava zone flow designations- Planning Depart does not uphold the Zoning laws and SHOULD DO away with special permits Huge mismatch between community needs and zoning. From what I see in the town I feel Land Use and Zoning seem fine for the current day situation zoning should allow mixed residential, agriculture and commercial uses without need to apply for special use permits, so that residents won't have to drive to satisfy all their needs ZONING /PLANNING ISAJOKE IN HAWAII COUNTY Lt. industrial up dump road. Zoning pretty haphazard. Impacts those residences on main street most. Pocket parks and benches would be welcomed, if not defaced or stolen. There should be zoning for sustainability and multi - family dwellings. You should encourage population to compress around center rather than sprall through Puna. Slow process very inconsistent..too much non - permited There is planning and zoning! ?! ?!? It's kind of a joke. I'm from Oahu but have built on the mainland. It takes a day or two to get a building permit in Utah. One or two days. When putting in a simple cement pad I asked the lady in Hilo how long would it take for the permit and she said 8 to 10 weeks! I felt like asking if it needed to be sat on til it hatched. Ridiculous. Land Use and Zoning Page 4 Need zoning for a separate industrial area for things like auto repair, landscaping nurseries Would like zoning to permit housing and services within walking distance. need to eliminate zoing that allows for more commercial areas and fast food businesses need +more Light Manuracturing No more out of state fast food needed - no corporate - does not fit into Pahoa. No McDonalds! No KFC - please stop. Keep all development off of the sides of Highway 130 and Highway 132. Direct new business to the town center. Construct a foliage visual barrier between the highway and the town. The County Council and State Legislature have engaged in egregious, criminal adoption of main land zoning and building codes! Adopt sustainable, rural community based zoning and building codes now! Development issues please think small town and not huge city! lack of public input restricting owners to do their thing only promotes resentment - new building codes are bad If you aren't doing illegal activities or harm to others use your land as you see fit. Be sure to establish a landscape gradiant that links town center with rural and forested areas beyond town would like to see Pahoa kept small Land use planning is definitely still in process for Pahoa. Development along the main rd. should be more attractive. need swimming holes for community in Puna Access to forests and beaches and other areas of natural beauty of Puna and Pahoa that minimizes traffic and natural beauty of the area. No more urban sprawl with shopping centers & no more fast food drive -in -- i.e. Burger King, McDonalds Keep the country, countrylll I I I think it is good to have all of the businesses congregated how they are. Traffic flow and roads inadequate for current population- dangerous. this is a chaotic mess, i see cars on blocks next to schools on highways. pahoa at first glance looks like someone with ADD set it up. Need to ensure we keep the rural character of our town. The community garden by the church is a good example. Farmers markets are good examples. The public pool is fantastic. The library needs to be expanded and have more of a community center feel with more public programs offered, such as workshops and classes. All I care about re this question is that the heart of our beloved little Pahoa town is preserved. It is an irreplaceable piece of history. Protect lava tubes and Ohia trees. would be really nice to upgrade all areas ... is there any grants to help improve the entire "face" of the town? Repaint, repair, renew, etc. its a sweet place but also pretty tacky and rundown looking Land use is hap hazard at best, the village needs to create a master plan that creates a live , work, play environment utilizing a mix of residential /office design, restricting height of new buildings, create design standards that reflect the good aspects of Hawaiiana, include mate ria Is, roofscapes, cover walks on main street. Please make the population of Pahoa aware when there are any requests for zone changes. We don't appreciate sneaky deals. Land Use and Zoning Page 6 Need to keep the charm and uniqueness of Pahoa. Stop boring ugly commercial development. The old wooden buildnings without parking are a problem. Lots of stuff to work on here. Especially the new building code which burdens residents with over the top standards. there seem to be an odd mix of very small and very large parcels within the planning area for Pahoa Town. Allowing for smaller parcels near anticipated new rights of way for vehicle and pedestrian access would allow for a more pedestrian and alternative transportation friendly "town" feeling, more roads parallel to government road, perhaps going one way, with intersecting cross streets, all rights of way to have sidewalks, greenspace, bike path, and parking would help. develop more of a "town" feeling. NO MORE GEOTHERMAL PLANTS, THE ONE WE HAVE IS NIGHTMARE ENOUGH! Many people are on alternate energy here, and we should have the money spent on wind, solar, wave energy in small localized areas. Residential means residensial NO roosters, NO barking or attack DOG If one has lots of money they can do anything they want (like the moster house at the end of Kahakai) but others have trouble just doing normal things Wish old farmer market at old green house was not shut down. Don't know much about this so can't really comment. We could fix up the beach parks more, I like what they did at Pohoiki but it could be better.
