Public: None <br /> <br />The Vice Chair welcomed those in attendance, and the Commissioners introduced themselves. <br /> <br />UNFINISHED BUSINESS <br /> <br /> None. <br /> <br />NEW BUSINESS <br /> <br />1. Design review of a proposed fabric canopy to accommodate an existing outdoor dining <br />area for Outback Steakhouse Restaurant. Applicant: Bill Daniel of Outback Steakhouse. <br />Land owner: LRG Real Estate and PFP Anekona LP. TMK: 7-5-009:025. Located at <br />75-5809 Alii Drive, Kailua-Kona, Hawaii, at the Coconut Grove Marketplace. <br /> <br />Staff Presentation <br />Ms. Newlon oriented the Commissioners of the subject and surrounding properties on a <br />location map, and described the proposed canopy over the existing outside dining area. <br />She said that the height of the canopy is 10 feet 8 inches with a slope to the outer edge at <br />7 feet 6 inches from the ground, that the design appears to meet the architectural design <br />guidelines of the Master Plan for Kailua-Kona, and that the color selected, a forest green, <br />is similar to a green shade of the Benjamin Moore Historic color palate recommended <br />within the Kailua Village Special District. She added that the canopy is made of vinyl- <br />type material, which is not necessarily in line with the Master Plan, however, it offers <br />more durability than fabric does for the purpose. <br /> <br />She said that the property is zoned Resort V-.75, and is covered by Special Management <br />Area Use Permit No. 277 approved for the entire Coconut Grove Marketplace project in <br />December 1998. She also mentioned that further research is needed during the Plan <br />Approval process to determine what TMK parcels the Coconut Grove Marketplace <br />1 <br /> <br />
