Subject: R-3 (One & Two-Family) Braced Wall Requirements
I. PROCEDURE PURPOSE
a. To ensure consistent application of prescriptive braced wall requirements.
II. RELEVANT LAW
a. Hawaii County Code Chapter 5 and International Building & Residential
Codes (IBC, IRC 2006 ed.)
III. SUMMARY OF LAWS
a. Section R602.10.11.1 (IRC), Braced wall line spacing.
Spacing between braced wall lines in each story shall not exceed 25 feet
on center in both the longitudinal and transverse directions.
Exception: In one- and two-story buildings, spacing between two
adjacent braced wall lines shall not exceed 35 feet on center in order to
accommodate one single room not exceeding 900 square feet in each
dwelling unit. Spacing between all other braced wall lines shall not
exceed 25 feet.
Summary: When using the exception to allow one 900 square foot open
room, the length of braced wall lines must be measured across the entire
length of the structure, including the exempt room.
