BGMeneghetti_AJR 7/22/2022 <br /> COUNTY OF HAWAII PLANNING DEPARTMENT <br /> BACKGROUND REPORT <br /> JOHN AND SHELLI MENEGHETTI <br /> SPECIAL MANAGEMENT AREA USE PERNHT APPLICATION <br /> (PL-SMA-2022-000017) <br /> JOHN AND SHELLI MENEGHETTI have submitted an application for a Special <br /> Management Area (SMA) Use Permit to construct a two-story, 4,798 square foot, 5-bedroom, <br /> 4.5-bath single-family residence and related improvements which include a swimming pool, <br /> garage, and lanai, on a 0.38-acre parcel situated within the SMA. The subject property is located <br /> within the Lanihau Point Subdivision of Kona Bay Estates at 75-5434 Kona Bay Drive, <br /> approximately 0.7 miles from Kona Bay Drive's intersection with Kuakini Highway, por. of <br /> Kailua Airport, North Kona District, Hawaii, TMK: (3) 7-5-005:095. <br /> PROPOSED DEVELOPMENT <br /> 1. Request: The applicant seeks a SMA Use Permit to build a single-family residence on a <br /> 0.38-acre shoreline property located within the Lanihau Point Subdivision of Kona Bay <br /> Estates in the Special Management Area (SMA). The two-story home would have 3,017 <br /> square feet(sf) of interior space, with 5 bedrooms and 4.5 baths, and various other rooms. <br /> Together with the attached garage, a lanai, a swimming pool (56 feet x 8 feet on the <br /> makai side of dwelling), and other features such as a landscaping just mauka of the public <br /> access wall in the shoreline setback area, the total development area for the residence is <br /> 4,798 sf. The home will be connected to existing utility lines already established within <br /> the Kona Bay Estates Subdivision. <br /> 2. Project Objectives: The purpose of the project is to construct a single-family residence <br /> on the subject parcel for personal use. <br /> 3. Cost/Time of Project: The current estimated cost of the improvements is $1,700,000. <br /> The project would initiate after completion of the final design and the granting of all <br /> necessary permits. <br /> 4.
