LEEWARD PLANNING COMMISSION ACTIONS JULY 16, 2015 1.APPLICANT: CLEMENS CLASSEN (SPP 15-180) Application for a Special Permit to establish a 3-bedroom bed and breakfast operation within an existing 5-bedroom dwelling on approximately 20.97 acres of land situated within the State Land Use Agricultural District. The property is located east (mauka) of Hawai‘i Belt Road at the 100 mile marker approximately 1.1 miles south of the intersection of Ho‘okena Beach Road and Hawai‘i Belt Road in Waiea ahupua‘a, South Kona, Hawai‘i, TMK: 8-6- 001:013. APPROVED WITH CONDITIONS. 2.INITIATOR: PLANNING DIRECTOR (SMA 10-039) Revocation of Special Management Area Use (SMA) Permit No. 10-000039 originally issued to Kawaihae Restaurant, LLC by the Planning Commission on May 3, 2010, to allow the establishment of a restaurant and commercial/recreational uses, facilities and activities consistent with the (Industrial- Commercial Mixed) MCX zoning on 1.32 acres in the Special Management Area. The property is located along the ocean (makai) side of Akoni Pule Highway just north of Kawaihae Harbor, South Kohala, Hawai‘i, TMK: 6-1-003:015. APPROVED. 3.APPLICANT: ALII BEACH ESTATES III CONDOMINIUM LOT OWNERS (SMA 314) Amendment to Condition No. 3 (time to complete construction of three remaining dwellings) of Special Management Area Use Permit No. 314, which allowed the construction of six single-family residential units and related improvements within the Special Management Area (SMA). The property is located approximately 450 feet southeast (Keauhou side) of stnd Kahakai Elementary School, Holualoa 1 and 2, North Kona, Hawaii, TMK: 7-6-17: 006. APPROVED WITH FURTHER AMENDED CONDITIONS. 4.APPLICANT: RT’S SERVICE, LLC (Amend SPP 1247) Request to amend Special Permit No. 1247 by deleting Condition 2 (life of the permit), Condition 6 (increasing days and hours of operation), and increasing the number of stored vehicles. Special Permit No. 1247 was issued in 2004 to allow office and storage uses for investigative/collection services, a towing service, and short term parking for repossessed or disabled vehicles on approximately 14,273 square feet of land in the State Land Use Agricultural District. The property is located along the west side of Kauakea Road, approximately 400 feet north of the Kauakea Road-Māmalahoa Highway (Highway 19)
