BKumuHouREZSMASupplement.12.15.2021 <br /> COUNTY OF HAWAI `I PLANNING DEPARTMENT <br /> SUPPLEMENT TO THE BACKGROUND REPORT <br /> WAIKOLOA LAND COMPANY <br /> SPECIAL MANAGEMENT AREA USE PERMIT APPLICATIONS <br /> (PL-SMA-2021-000002, PL-SMA-2021-000003, PL-SMA-2021-000004) <br /> CHANGE OF ZONE APPLICATIONS (PL-REZ-2021-000004,PL-REZ-2021-000005) <br /> The following information and ordinances are being provided in response to the Commission's <br /> request for additional information regarding the road connection between Waikoloa Beach <br /> Resort(WBR) and Mauna Lani Resort. <br /> Ordinance No. 91-112 (Planning Department Exhibit 1) covers all of the WBR maztka of the <br /> King's Trail and Ordinance No. 94-031 (Planning Department Exhibit 2) covers the <br /> `Ainamalu project area (lands in the WBR mauka area north of Waikoloa Beach Drive.). Both <br /> ordinances contain conditions requiring a road connection to the north, to a 365-acre <br /> undeveloped property on land zoned A-5a(Agricultural- 5 acres)that is owned by DHL Mahi <br /> Propco LLC. It is unknown if this landowner is affiliated with Mani Lani Resort. Mauna Lani <br /> Resort has a requirement in their rezone Ordinance No. 95-064 to connect to Waikoloa Beach <br /> Resort makai of the King's Trail for emergency access. When/if the DHL Mahi property comes <br /> in for permits to develop in the future, the Planning Department would require a connector road <br /> to the connector stub out that WBR is proposing in Kumu Hou"Area A". Lastly, the DHL Mahi <br /> property is clear of any entitlements, according to our records. <br />
