Araujo, Jaclyn <br />From: Cory <333cory@gmail.com> <br />Sent: Thursday, October 13, 2022 8:55 PM <br />To: LPCtestimony <br />Subject: item #4 Bill 194 zoning Oct 20 <br />Aloha Commissioners, <br />Please consider including the following in Bill 194: <br />Vet developers to ensure they can do what they promise <br />Prevent quick sales after the re -zoning increases the property value --maybe no sales for a certain number of years <br />Say "No re -zoning ordinance shall include language that would allow time extensions by entity other than County <br />Council" <br />Require a periodic report on progress in fulfilling conditions of re -zoning, from the developer to County Council <br />Require requests for extensions of time to fulfill conditions to be made before the original time allowed expires <br />(currently, if you have 5 years to fulfill conditions, you can request more time in year 6, since an extension of time would <br />give you till year 10) <br />mahalo, <br />Cory Harden <br />
