and is located at an elevation of about 240 feet. The property was formerly planted in <br />sugar cane but has been graded and is currently vacant of any structures or <br />improvements. <br />11. Surrounding Land Uses/Zoning: The adjacent properties to the north are vacant and <br />similarly zoned CN -20. Undeveloped lands to the west were rezoned in 2004 to the <br />Wailani Project District. The nearest residential uses are located on the property directly <br />adjacent to the east, A-1 a and in the Komohana Heights subdivision just beyond the <br />Alenaio drainage channel, south of the property zoned RS -7.5. The Ka Waena Lapaau <br />medical office complex" is located at the northeastern corner of the Ponahawai Street - <br />Komohana Street intersection on land zoned CN -20. Several of the nearby properties on <br />the south side of Ponahawai" Street makai of Komohana Street have been rezoned to RM - <br />41 RM -5.5 and CN -20. <br />12. FIRM: A portion of the property is located in the "AE" flood zone, which is a special <br />flood hazard area inundated by the 100 -year flood where base flood elevations have been <br />determined. <br />13. Flora/Fauna Resources: No professional floral or faunal survey was prepared, as the <br />property is an abandoned sugar cane cultivation area and has been recently grubbed. <br />Vegetation on -the property consists of California and Wainaku grass. None of these <br />species are endangered plants. According to the applicant, due to the property's close <br />proximity to urban areas it is not likely to have endangered faunal species, but rather feral <br />cats, rats and mongoose likely utilize the area. <br />14. Archaeological/Cultural/Historical Resources: No archaeological inventory survey <br />was prepared, as the property was previously used' for sugar cane. Similarly, no valued <br />cultural or historical resources exist on the site. No traditional and customary native <br />Hawaiian rights are exercised on the site. By letter dated July 2, 2009, the DLNR State <br />Historic Preservation Division determined that no historic properties will be affected. <br />because previous grading/grubbing and urbanization have altered the land. <br />15.
