COUNTY BACKGROUND INFORMATION <br />STATE LAND USE BOUNDARY AMMENDMENT APPLICATION <br />DANNY JULKOWSKI <br />WAIKOLOA SOUTH KOHALA, HI 96738 <br />TMK: (3) 6-8-002:057 <br />I. INTRODUCTION <br />Danny Julkowski ("applicant") is requesting the rezoning of a 11.707 -acre <br />parcel of land in Waikoloa, Hawaii from Open (0) and Residential and <br />Agriculture (RA -1a) to Village Commercial (CV -10), concurrently with this <br />application. The subject property is designated Agricultural. The applicant is <br />requesting a State Land Use Boundary Amendment to reclassify the subject <br />property to the Urban district. The property is located off Waikoloa Road <br />approximately 0.3 miles east of its intersection with Pua Melia Road / Paniolo <br />Avenue. (Figure 1). <br />If approved, the applicant intends to subdivide the 11.707 -acre parcel into <br />nine (9) lots, consisting of a minimum of 12,840 square feet each. The <br />applicant wishes to affordable housing project on one of the lots and offer <br />other parcels for fee simple sale. The applicant may also build a hardware <br />sore on one of the parcels at a later date. <br />II. PROJECT LOCATION <br />As noted earlier, the subject property is located off Waikoloa Road <br />approximately 0.3 miles east of its intersection with Pua Melia Road / Paniolo <br />Avenue. (Figure 1). <br />111. PROJECT DESCRIPTION <br />A. Prosect Concept and Components <br />The subject site consists of 11.707 -acres and is currently vacant of <br />any structures. The applicant wishes to subdivide the subject property <br />into nine (9) lots, building an affordable housing project on the largest <br />lot (3.75 acres), possibly eventually building a hardware store on <br />another, and offering the remaining lots for)sale. If approved, the <br />proposed lots would consist of a minimum of 12,840 square feet in <br />size. As proposed, access to the newly created lots would be by a <br />new road meeting County dedicable standards (Figure 2). <br />
