DESCRIPTION OF PROPERTY AND SURROUNDING AREAS <br /> 13. Subject Property: The subject, 20,188 square foot property is rectangular is shape and <br /> generally level with a slight incline to the west. It is currently vacant of any improvements <br /> and has been completely grubbed and graded with only grass planting and some trees along <br /> the property line to the south. <br /> 14. Surrounding Zoning/Land Uses: Surrounding properties in the general area are zoned <br /> RS-10, RS-15, and CN-10. Within the "commercial core" zoned parcels (CN-10) a store, <br /> apartment complex, retail and business offices, a gas station, food establishments personal <br /> services as well as residential uses are found. Residential properties are predominantly to <br /> the east. <br /> 15. Public Utilities and Services: The applicant states that all supporting utilities and services <br /> are available to the subject parcel. Access to Kino`ole Street from the property will be <br /> constructed in accordance with the Department of Public Works standards and <br /> requirements. County water service is available to the subject parcel via a 6-inch waterline <br /> located within Kino`ole Street. According to the Department of Water Supply (DWS), the <br /> nearest fire hydrant capable of providing fire protection to the subject parcel is not within <br /> the distance required per the DWS standards. The existing waterline fronting the parcel is <br /> inadequate to provide 2,000 gallons per minute of flow as required for fire protection per <br /> the DWS Water System Standards. The applicant is encouraged to contact the Fire <br /> Department to determine fire protection requirements or alternatives. <br /> AGENCIES' COMMENTS <br /> 16.
