PHYSICAL CHARACTERISTICS AND ENVIRONMENTAL SETTING OF THE PROPERTY <br /> AND SURROUNDING AREA <br /> Physical C;haractet�isticsIEnvironmental.Setting <br /> 9. Description of Subject Property, Location, Climate,Topography, Slope, Soils (including <br /> size,shape, existing structures) <br /> 9.1 Location <br /> The subject Property is located on the mauka(west) side of Kino'ole Street at the south <br /> west corner of Lana Street, between the through streets of West Lanikaula and Mohouli. The Property <br /> address is 1290 Kino`ole Street, Hilo, Hawaii. See Exhibit "A", Hawaii County Tax Plat Map 2-2-24. A` <br /> Google Earth map showing an aerial view of the Property is attached hereto as Exhibit"E". A location <br /> map is attached as Exhibit"I". The parcel has approximately 19,295 square feet(or 0.4430 acre) in land <br /> area. The shape of the parcel is a rectangle. Existing structures including a 3,056 square foot,two-story, <br /> permitted residence, built between 1925 and 1949, which still exists and is in use today; and a detached, <br /> enclosed carport totaling 338 square feet also built in 1925. <br /> Surrounding land uses include residential, neighborhood commercial, general commercial, and <br /> double-family and multi-family residential. Although the immediate and surrounding vicinity of the <br /> Property is zoned residential, neighborhood commercial, and general commercial,the entire surrounding <br /> vicinity is classified Urban on the SLU map and designated IVDU on the LUPAG. <br /> 9.2 Climate <br /> The elevation of the Property is approximately 29 meters or 95 feet above mean sea level. The <br /> mean annual rainfall of South Hilo is approximately 134 to 173 inches. See Online Rainfall Atlas of <br /> Hawai'i at http:llrainfall.geography.hawaii.edu/rainfall.html. Yearly rainfall in Hawai'i is also affected <br /> by the occurrence of El Ninos and La Ninas, both of which contribute to large year-to-year variability in <br /> rainfall. Id. Most experts agree that global warming is also leading to an overall slow decline in Hawaii <br /> rainfall, which is predicted to continue and lead to more frequent droughts throughout this century. Id. <br /> The average high temperature in Hilo is 79°F in the winter and 83°F in the summer. The average <br /> low temperature ranges from 64°F in winter and 69°F in summer. <br />
